Biltmore at Midtown

One of the worst places I’ve lived in Midtown. The only decent thing about this place is the price of the rent. The leasing staff is rude and hardly helpful. The assistant manager is also rude and even past employees have vented to me about her. They struggle to keep staff so that should tell you a lot. Elevators barely work, even the new ones they installed go down often. I even got stuck in the elevators twice while living here. Oh and not to mention my car that I pay to park here also was... booted. This place is a joke. Honorable mention: Apartments have roaches and homeless people live in the stairwells. Lee mas

This place is disgusting.. roaches.. homeless people sleep in the stairwell.. the fire alarm goes off at least once a month.. there was a shooting on the fourth floor. Management changes every six months because no one wants to even work there. This place is not dog friendly.

Unless you're desperate, don't live here. Here's everything that has happened since I moved here in August:
- The elevator has been down every other month for several days at a time. It is currently down with no date in site for it to be back online.
- There are homeless people living in the stairwell and sleeping in the hallways. They have started a fire in the stairwells in the winter to stay warm
- There was a triple shooting in Building 1 and no resident in Building 2 received any... communication while the incident was happening or afterwards
- The property management does not maintain anything- the printer in the business center has been broken for months, the recycling center is disgusting (and someone is living in it), the dog run is trashed. The media room doesn't have a working television. Don't worry though- the parking garage will boot you no problem. Lee mas

We have only lived here 3 months and I wouldn’t recommend this place to anyone. If you need a maintenance request fulfilled, you usually have to go through the emergency line or check back in with the office multiple times until it’s addressed. And when they do show up, they do a terrible job (have multiple examples of where things were worse than before). There’s pest problems, even in the renovated units. We’ve had several lost packages. We also were charged for a “lost” parking permit when we... got a windshield replaced and requested a new sticker, even when providing repair documentation. Nowhere is this written in the rules, and we were given 24 hours to pay and and an insincere apology. It feels like management thinks they can get away with treating tenants with poor customer service because the turnover rate is high with students. Decent rent prices for location, but overall a disappointing experience. Lee mas

New management has doubled down on booting every car in the parking garage whether they should be booted or not. Can’t get guest passes or renew outside regular hours making parking for guests a complete disaster- there are constantly several cars booted in the lot with no option but to pay an outrageous fine.

Management also loses paperwork, residents information and struggle to manage he property. I’m shocked they manage to function as a business.
