Tenant Requirements:

Preferred minimum credit score: 600- Applicants with a credit score below 600 may still be considered but may be required to pay an additional security deposit. Any bankruptcies must be discharged for a minimum of 6 months.

Minimum income equal to 3 times the monthly rent. Calculated on gross income.

Criminal History: No violent crimes or crimes against children. Felony convictions must be at least 5 years old and will be reviewed on a case-by-case basis.

Evictions / Landlord Judgments:
-No evictions, landlord judgments, or landlord filings within the past 2 years
-Evictions older than 2 years may be considered if at least half of the balance is paid and the applicant is on a written payment plan for the remainder
- Maximum security deposit will be required for any applicant with a prior eviction, even if approved

Positive rental history with verifiable references.

Application Process:
$50 application fee per adult (non-refundable)

Occupancy must comply with local and county regulations

Liability Insurance Requirements
The Landlord requires Tenant to obtain liability coverage of at least $100,000 in property damage and legal liability. Must maintain such coverage throughout the entire term of the lease agreement and Legend Realty to be listed as additional interest. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.
