Tenants are responsible for reimbursement of trash per month and sewer for an additional $66 per month. Tenants are fully responsible for electricity/gas, water, and any cable/internet company (if wanted) per month. NO CATs, dogs accepted upon approval (subject to a larger security deposit). Section 8 not accepted.

Monthly Rent: $3195.00 plus $66 utility reimbursement
Deposit: $3195.00 - But may be up to two times the rental price depending on all application qualifications or animals.
Renters insurance will be required for the entirety of the length of residency.
Tenants will be responsible for re-key charge after move-out.
Application fee/Background Check: $55.00 per ADULT over 18. Any over 18 occupying the unit must do their own application.

Rental Application Process
1.Go to www.ferrari- to search homes, select rentals. Scroll through Rental Listings (do not search for in "Search By" bar), Find Rental Property you are interested in applying for Click on APPLY NOW. Anyone living in the property over 18 years old must apply. Complete application and upload required documents (ID & Pay Stubs/proof of income).
REQUIRED DOCUMENTATION To Be uploaded:
1.Copy of Valid Driver's License, Military ID or State ID.
2.Copy of 30 days' most recent pay stubs. Income qualification is 2.5x monthly rent gross income. NO BANK STATEMENTS or screen shots of deposits into bank accounts. Proof of Other Income as in SSI, Child Support court order, etc. if applicable. Unsatisfactory income can be grounds for denial.
3. Unsatisfactory Credit history or below 600 score, can be grounds for denial
5. If you are Self Employed, provide copies of the last 2 most recent tax returns..
6. Any past evictions, negative rental history, past due utilities or blemished criminal record can be grounds for denial.
7. If application is approved property will be held with signed lease and security deposit for 2 weeks from approval date.
Please note the following: Application fee is $55.00 per adult. Application fees are NON-REFUNDABLE, NO EXCEPTIONS. You may also pay with a cashier's check or money order made payable to Ferrari Lund Real Estate with your last name and rental unit in the memo line. Incomplete Application Packets Will NOT Be Processed.
*Completed Applications will be processed as received. Applications are processed Monday-Friday during business hours. Processing of application and verification of information is attempted to be completed within 3-5 business days. Response time from employers or landlords can delay this process. If unable to verify employment and/or rental history within 3 business days of requesting, application will be denied.
First 3 fully executed applications submitted will be accepted. The best qualified application will be selected.
