I am warning you: STAY AWAY!

Years before I leased a unit here, my mother leased a unit under the previous owners and all was well.

Sadly, when Steadfast Management purchased the property, everything took a turn downhill.

The community became very sketchy. There are many suspicious and questionable people who roam the grounds. Numerous times, I have found people smoking drugs openly in the parking lot. I felt uneasy. Drivers who enter through the gates are often aggressive and blare loud music.

office staff about suspicious people, they began to retaliate against me. Suddenly, tasks that maintenence would handle before became tasks the manager claimed they couldn't do. For example, the manager claimed maintenence crews could no longer power wash the bird droppings off the patio left by the bird nests in the rafters. When I questioned the maintenence crew about it, they claimed this IS something they normally do and they didn't know why the manager told me this. Other requests for pest control went ignored.

Less than three months prior to an election, I had insignia within my window. I figured this was acceptable because other tenants had large inflatables and other decorations on their patios. I was issued a lease violation due to a "drapes" violation.

I received petty lease violations while other rules were never enforced with other tenants. For example, the grounds were often littered with dog droppings and cleanliness was often not maintained.

Tenants here are nickled and dimed for everything, including a mandatory valet trash fee where collectors conveniently pick up trash bags at your front door. I was never explained this when I signed my lease and I was unable to opt out, despite my willingness to take my own trash to the dumpster myself. The first red flag should have occurred when the leasing staff didn't walk with me through the contract, and instead, guided me to a computer lab to review and sign it alone.

Needless to say, I am glad my lease is over. Rent here is outrageous, add-on fees are ridiculous, and the staff is rude and retaliatory.

Management ruins it

I lived there for 4 years. It's just like any other apartment. Walls are thin, your neighbors will determine your quality of life. I went through several neighbors and some were incredibly inconsiderate. Noise complaints trigger a letter from management. If that doesn't work, well, you're out of luck. They won't do anything more and will advise you to call the police.

I was on the 2nd floor, in my last year a tree grew enough to start touching my window. With basically any wind it scraped and...
rubbed all over the window and surrounding siding. When it's more windy it would end up slapping the window, sometimes hard enough that I thought it might break. I told management about this multiple times over a 6 month period. They promised to have it addressed and.... never did a thing.

Once I moved out, I was slapped with insanely expensive fees. I'm a software engineer. But apparently, the tub needed to be deep cleaned... $275... The carpet was worn... $1000.... I'm middle aged and this is literally the first time in my life I haven't gotten a security deposit back. Was the apartment clean when I moved out? No, but I paid extra for their service to clean up after I left... That was a mistake.

The maintenance crew was excellent. They fixed things quickly and were always nice.

Management is just fake nice. They legit don't care about you or your problems and will try to squeeze every dollar they can from you.

Please look elsewhere

The place is ran very poorly. Grounds are not maintained. Grill/pool/community areas are a disaster and disgusting always. Water bill is ran by an italian mafia extorting you and you need a double PhD in nuclear physics and rocket propulsion to figure out where they come up with the number. The front office does not care at all about your issues. They just try and pacify and get you out the door with 0 resolutions. It's almost like they get a commission on prices or money comes out of their... pocket to help you with things. Apartments inside are outdated, broken appliances, non existent maintenance where everything is always "on backorder".

Not worth the money

Please read this and BEWARE. I desperately wish that someone would have warned me to stay away from this place. We were in a time crunch and needed to find somewhere within our window of availability, but I wish we had just lived in a hotel until a better apartment was available instead of being stuck with the unit we got. Our issues with this complex started in the very first week. It took eight days and multiple trips to the office before a maintenance request to fix our dryer was taken care... of. The following weekend, we found mold and mildew in and around all of the air vents in our unit. The complex had them professionally treated, but did not replace the air vents as was suggested. When the mildew returned and I notified the office, their solution was not to treat them again or replace the vents, but to spray paint over it. I asked for the vents to be replaced five times and we had to threaten legal action before the property manager finally came to look at them and determined they should be replaced. The exhaust fans in our bathrooms barely worked and they did not cut down on any excess moisture while showering, so we had to run a desk fan and keep the door open to ensure we didn’t get mold and mildew again. We were told we would be receiving and signed the lease for an “updated” unit and all that entailed was granite countertops and pendant lights. All of our appliances were over ten years old- our dryer took FOUR cycles to get a single load of clothes dry, even after the inside and outside vents had been cleared. The windows have no insulation so they have to be wiped down every morning or else you’ll have standing water and, you guessed it, mold on your windows. This place is NOT WORTH THE PRICE. But hey, at least you’ll get your security deposit back, right? Nope! Even if you clean the unit to their new high standards, which is essentially you flipping the unit for the next tenant, you’ll still get less than a quarter of your security deposit back because your utilities are billed two months after month end! I would much rather have the peace of mind that I’m breathing clean air and not being exposed to mold than to have granite countertops. Amberleigh Bluff was an absolute nightmare. They’ll overcharge you for a “updated” unit because they are taking advantage of availability issues and allow you to live in a health hazard of an apartment without offering helpful solutions no matter how many times you bring those issues to their attention.

Poor New Management (2022)

The apartments used to be very a good place but not anymore. The new management increased the rent significantly and added a ton of random fees. We ended up leaving our apartment here because of an annoyingly loud neighbor and poor management who could not keep their promise to find a solution for us. Had to pay more than $2500 too because we had to break our lease. Do your research and go rent somewhere else where the management cares about your life quality too not just money.
