We were charged an insufficient notice fee even though we gave proper notice, simply because management failed to log our confirmed move-out date. They later claimed only written notice counts, despite a leasing agent assuring us it was taken care of. Communication was almost nonexistent, the issue lasted for months, and a quick look at the reviews shows this has happened to others. Learn from our experience and proceed with caution.

The first year the property was not bad for the price and location! Since then, it has new management and has gone very downhill!

I had a vehicle stolen from here, and management has been terrible! They have not followed up or done anything to assist us. I then talked to a neighbor and find out that is the 9th vehicle that he knows of that was stolen! (No telling how many have actually been stolen) Still the property has not put up cameras or really done anything to prevent this from happening... . They have "security" come drive around every once in a while, which obviously does nothing! Windows are also smashed on a weekly basis! If you tour the apartment, be sure to walk the parking lot, you will see the glass on the ground!

It being called a "gated" community is a joke. Not sure about other gates, but the one in front of my apartment building has been broken for months. I have put in multiple maintenance requests and have been told "the part was ordered" and "It is under warranty; we are waiting for them to come fix it". So not sure which it is, but it has been about 6 months! The front gate is broken about 50% of the time as well!

If you want your car stolen, then this is the perfect place for you! Lee mas

Regret Renewing My Lease – This Place Has Gone Completely Downhill

If you’re considering moving to Livano Trinity, don’t. I deeply regret renewing my lease. What was once marketed as luxury living has become a complete nightmare.

There is zero security on site. Cars are getting broken into regularly, and residents are left to fend for themselves. The clubhouse has turned into a hangout spot for loud, late-night parties, with people openly smoking weed. So much for a clean, upscale environment... .

Property management is nonexistent. Emails and calls go unanswered, concerns are ignored, and any hope of resolution dies the moment you submit a maintenance request or try to get a response from the office. I was literally blocked from posting on a community app because I was addressing resident concerns! Management literally deleted my and others posts as well!

The pool is green and unusable—yes, green—as if it hasn’t been cleaned in weeks. Pest control? Also nonexistent. Roaches, spiders, and bugs are now part of the lease agreement apparently, because they show up more consistently than the actual staff.

The price you’re paying doesn’t reflect the conditions you’re forced to live in. I feel duped. Livano Trinity may have had potential once, but now it’s just overpriced chaos wrapped in neglect. Do not move here! Lee mas

Update: 7/17/24

Although I’m pleased with my apartment unit itself and the neighbors whom are very friendly, I’m disappointed in the lack of communication/response, follow-up or concern for the inquiries I make with the leasing manager and agent(s) via phone calls/voicemails/emails. The only way I can get an answer to my inquiries is if I physically go to the leasing office and find one of the employees, only IF they are not on the phone, with a potential new resident, or in the building period... . Otherwise, when I call, no one ever picks up. When I leave a voicemail, no one ever returns my call. When I email, I never get a response. The staff seemed so nice and accommodating during the approval process however the poor communication started directly after, prior to move in. I’ve tried to show a little grace as I know priority seems to be given to potential new residents to get them signed to a lease and moved in but I’m a paying resident too and should receive the same opportunity to have my inquiries addressed as I did when I applied for a lease. I also tried not to allow the other negative reviews to influence my opinion however several of them are spot on with what’s going on here. The apartment app has been deactivated until further notice (not sure if we are getting a new app or method to view our leasing documents, pay rent, view announcements , place maintenance request, etc.) but its definitely an inconvenience. My son, a tenant on the lease, attempted to request a copy of our lease in person since my request was ignored the week before from a voicemail I left and given our denied access via the app and was told that he “could not have a copy as the company was undergoing a transition.” I called Fogelman Properties directly and had my lease emailed to me in 15 minutes. Also, tenants cannot make electronic payments for rent until further notice. Very frustrating. Haven’t been able to patronize the market place as it’s been closed since I moved here on 6/15. No gate access to my side of the neighborhood, there’s only 1 functional gate which leads to a nonexistent gate that allows access to the other side, this defeats the purpose. I was also told there were no break-ins since security was hired in February ‘24 but the reviews state otherwise (look at the dates of reported break-ins in the reviews). Lee mas
