Ranch at Hudson Xing

I have lived here for almost 2 years and this place has been awesome to live at! The front staff is very kind, people generally pick up after their pets, and the maintenance team is incredible! They usually respond within an hour and actually show up within a day to fix any issue you may be having.
When the heater went out last winter, they brought in 2 space heaters for me and my roommate so we wouldn't freeze. When our sink is clogged, they come immediately. When wasps were building nests in... our balcony, they removed them the next day!

This apartment was, by far, the worst I ever experienced! We’re had 6 leaks in a total of less than 10 months! We walked into the apartment the fully wet carpets and no closets racks! Ashley, the lady in the office lied to us and said she had the carpet cleaned but the pipe underneath the sink in the bathroom was fully disconnected!! Then the ceiling in the main bathroom started leaking heavily and persisted for 2 weeks while they did nothing! All they did was wait till it dried and patched it... up! It was still wet!! Black mold started to form and they just painted over it! Then during the winter the pipe bursted and flooded our whole apartment! Then there was a leak in the other bathroom and now the ceiling in the main bathroom is leaking again because IT WAS NEVER FIXED!!
On top of all that, their water meter was broken and charged me over $300 of water that I didn’t even use and they refuse to give me any compensation!!
Stay away!!! They’re cheap for a reason! Lee mas

I love these apartments! Not only are they nice, but the location and staff make any shortcomings worthwhile. The ONLY thing I can agree is a negative is the lack of open parking, but I factored that in when choosing my unit and it has not been an issue. Definitely recommend.

Cons:

They claim to care about their tenets but they don’t, they will nickel and dime you every chance they get.

When I was applying I was promised a $250 promotion when I moved in and went to claim it I was told that promotion was for select units which didn’t include my unit.

There are so many rules and if you break one you will be fined $100 without any warnings, even if you didn’t know it was a rule and weather it’s your first offense or not they won’t care.

Parking is horrible unless... you pay the extra $35 a month for the covered parking. There isn’t enough uncovered parking in front of the buildings so it forces you to park far and walk or pay for the covered parking.

You have to pay for 2 garbage services. Garbage valet and regular garbage and you don’t get a choice.

The grass is horrible and patchy and there is dog poop all over so you can’t walk in it without stepping in it.

You are required to have a $300,000 liability limit for renters insurance.

Pros:
Great location! There are great bike paths, a library and parks behind the apartments that you can easily access.

The elementary school is a 1 min car ride or 5 min walking distance away.

The pool is really nice and well maintained.

There are nice entraining gazebos and a fitness room with good gym equipment.

There is a kids park on the property, it could use a little update but there is one and there is a dog park. Lee mas

The Ranch is a great place that keeps getting better. Including, and thanks to, the staff. Leasing, managements, and maintenance. All stellar. Have lived here with for 2+ years with my family too.

Since I don't trust reviews that only praise, my only main gripe (and it's minor) is it's difficult for them to enforce their tenants to pick up after their dogs. This is inherently a difficult task and admittedly a petty grip. Don't be confused though. While the community is responsible for this and... are lacking in this department.
