TLDR: Management does not follow their own lease terms & will try to squeeze money out of you on any slip ups (even if you're protected by your lease)
I was recently fined $150 for allegedly leaving six trash bags outside my apartment. While I take full responsibility for anything placed outside my unit—since it is my space—I did not leave those bags out.
Upon reviewing the lease agreement, it explicitly states:
“If any resident misses service on any of the designated nights, it is their responsibility to bring trash to the designated compactor or dumpster area or keep the trash inside his or her apartment until the next collection evening.... Containers/trash may NOT be left out for any reason during non-designated times. If not complied with, resident will receive a warning. If after the first warning the resident is again in violation, his or her container will be removed and/or a fine of $25.00 per bag will be issued.”
Naturally, I asked when my first violation occurred and when I received a warning. Their response was concerning. They ignored my questions and stated there was “nothing further to discuss.” I was told that if I didn’t pay the $150 fine, they would apply an additional late fee—10% of my rent.
When I requested proof of a prior warning, they referenced a "community notice" sent via mass email seven months ago. A general notice to all residents is not the same as a formal warning for a specific violation.
Not only did they sidestep the terms clearly outlined in the lease, but they also penalized me without any evidence of a prior violation or proper warning.
If you're considering living here, I urge you to think twice. This isn’t an isolated incident—other residents have faced similar issues. On top of that, the amenities are often closed for vague and unexplained reasons.
