Remodeled (prior to current tenant), This one bedroom one and a half bathroom apartment (approx. 850 square feet) located in the pristine neighborhood of Imperial Point (north Fort Lauderdale) in the community named Imperial Point Colonnades. Imperial Point Colonnades is located basically on the corner of McNab Road and US-1 Federal Hwy.
Included in the monthly rent of $1,565.00, is the communities Blue Stream TV and Internet service (over a $110.00 / month value), and ELECTRICITY.
Please note: Electricity usage has a $60.00 a month cap.
The tenant will pay for monthly usage of their electricity exceeding $60.00 per month.
The apartment has a split a/c system that's about 10 years gently used.
All bathroom vanities, toilets, faucets, and light fixtures have also been replaced during the complete remodel, and are still in "nice condition".
All electrical switch’s and outlet’s (plugs) have been replaced with the more expensive “modern square looking” type. Dimmer switches were also installed in both the kitchen and dinning rooms.
The apartment’s interior walls and ceiling have been done in “knock-down” texture, and are painted a light cream color, with color matching wall-to-wall Italian tile thru-out the whole apartment. The kitchen was completely “gutted” and EVERYTHING was replaced, including it’s appliances which includes a refrigerator, dishwasher, under the counter microwave oven, a “glass top” electric stove / oven, a double stainless steel sink with nice faucet, and garbage disposal.
This is a nice size one-bedroom apartment located on the 2nd floor close to the entrance of the building in a VERY safe and quiet neighborhood. Apartment 2326 comes with one outdoor parking space.
Sorry it's a "No Pet" community, but now I see pets (service animals) in the complex!
Imperial Point Colonnades is a Condo apartment community that has many activities, large swimming pool, shuffleboard, two bar-be-ques, and a clubhouse with pool tables. There is also a “full time” on-site manager that takes a serious interest in the community. Because Imperial Point Colonnades is a Condo community, before moving in you would need to fill out an sublet apartment application which will include your credit score and background check, then be screened. The HOA requires a minimum CREDIT SCORE of 700. This HOA application has a $150.00 fee, and is non-refundable.
I also will require a security deposit equal to one months rent ($1,565.00). We have been the owner of this apartment since 2008.
We're looking for a "long term" tenant, like we have living in our other four rental apartments. Someone who wants to "settle down", and be renting and living in this apartment FOR MANY YEARS.
