1401 West Paces

I’m not sure if they are not up to code or what, but there has been multiple issues with this complex. The noise where you can hear every single thing the tenant near you is doing, the leaky roofs, the doors that swell up or whatever every single times it rains, which basically keeps you stuck inside your unit. Or put you at risk of throwing your back out from trying to pull it open. I mean. I could go on and on.

Don't let the fresh paid and beautiful amenities deceive you. There is a reason the rent is low for the area. The problem with this complex is in the areas you can't see. The buildings are very old. I lived here for four years and nine months. I had issues with pipes bursting, air conditioning going out, frequent elevator outages and a gate that only works about half the time. The utilities were extremely high for a small apartment. I can only imagine it is because the systems are not very... efficient.

However, my biggest problem is with the office. They often tried to find a way to blame the residents for the repair issues, threatening to charge them for "misuse" of the property. Despite that, I paid my rent on time every month. I paid all applicable pet fees, including notifying them when I added a new pet to my home and paying fees for her as well.

However, when I left after four years and nine months, they charged me $500 for carpet replacement and $150 for the cheap flooring that had started coming up. They said the $400 pet fee and over$2K of pet rent I paid was not meant to cover pet damage. The only reason I was not charged more is because I spent days cleaning the apartment, which they expected to be immaculate. just know if I can rate these apartments a 0 , I most definitely would. I’ve complained to the office the about trash, rats, nastiness, , maintenance problems, and rusting stairways that look scary and unsafe.

The trash that is never picked up. It is rats paradise. It is just nasty!! The parking decks are nasty. The stairs are nasty. The elevators are nasty.

The security gate works sometimes and don't worry about ever get your maintenance needs taken care of. If you have a maintenance... issue, get ready to wait for a week or never.

DO NOT MOVE HERE!!!!! They do not care about hardworking individuals residing here. They ONLY care about getting your rent. I cannot believe this place has a west paces ferry address. The community here is awful!

Fantastic location, nice pool area, and great landscaping. But this place is horrible to live. They never answer maintenance requests, the place is trashed constantly, and the management has no clue.

Worst living experience ever. We didn't sign up for a 5th floor walk-up. Elevator constantly broken (more than 50% of the year we've lived here), grounds a mess, office staff runs the gamut from indifferent to rude. Location seems great, but if you need to get onto the streets outside the complex at any popular travel times, add an extra 20 min to your travel time. Parking lot straight out of Blade Runner. Too bad there's not a negative star rating option.
