Ellison at The Exchange

My boyfriend and I recently moved out of Ellison at The Exchange after living there for 15 months. Consequently, we wanted to share an honest overview of our experience.

The application and lease process had some challenges, including delays and communication issues with the leasing consultant, Alexis, which resulted moving into our first apartment more stressful than anticipated. However, once we settled in, things gradually improved. The standout feature of living at The Ellison was...
undoubtedly the location. Being just minutes from the mall, restaurants, shops, and essential services made daily errands and weekend plans extremely convenient.

Our main frustration involved the Yale Keypad. We experienced ongoing issues with the door starting March 30, 2025. By August 31st, we had stopped submitting requests and began managing the problem ourselves, as the keypad frequently required battery replacements every one to two weeks, or about once a month. This was particularly disappointing because the property manager, Farrah, had assured us on July 28th that someone would come out “within a couple of weeks” to inspect the keypad, yet no action was taken until November 7th. The keypad appeared defective and should have been replaced earlier, given the recurring nature of the problem, but this was not addressed.

Another concern was that The Ellison did not provide us with a move-in or move-out checklist for documenting existing damages or maintenance needs at least in our case. Our new apartment community did, which highlighted how important this process is for transparency and accountability. The absence of such documentation felt like a significant oversight, as it prevents residents from accurately recording preexisting conditions within their unit.

Additionally, when we moved in (August 2024), the gym was still under construction and wasn’t completed until January 13th, with the pool following shortly thereafter. Considering the delay, residents should have been credited or compensated for the amenity fee during that period. We understand construction timelines can be unpredictable, but it was frustrating to be told amenities would be ready by a certain month when that wasn’t the case. Greater transparency and realistic communication would have made a big difference.

Not my favorite

I really hate it here. I was so excited to move in, but after being here for over a year, I’m beyond ready to leave. Construction is still going on, the paint job was clearly rushed, tiles are coming apart, and even the window screens are crooked and barely fit.

You can talk to management, but they don’t seem to actually care, it always feels like you’re being brushed off. The courtesy officer is awful and never around when issues happen. Rules are not enforced at all, and management seriously...
needs to start walking the property, go floor to floor, check things out, and actually hold people accountable.

The place is filthy. Everything needs to be pressure washed… sidewalks, stairs, walls, everything. There’s a constant smoking problem and it smells terrible in the hallways. Trash piles up over the weekends, people let their dogs poop everywhere, and the spiders are out of control. Walk from the amenities to the gym and look up, webs everywhere, including a huge one that basically lives under the paseo.

There have even been homeless people sleeping in the garage, which is concerning. The package room is a joke, we pay $10 a month for a Luxor system with no working access codes. And the “community events” are not thought out and boring. They’ll toss out a few snacks on weekends, but nothing fun or engaging like other apartment complexes do.

Ellison at the Exchange had so much potential, but they dropped the ball completely. It looks nice from the outside, but living here is another story. I can’t wait to move, this place is not worth the money or the stress. This worst place I ever lived.

Great apartment and property staff — but ongoing construction is a let down

All of the leasing agents and maintenance staff have been SO amazing!! They’re super patient and try their best to make the residents feel comfortable. I also love how modern and new my apartment is. With it being newly constructed, there could be issues you find as the first guinea pig, but the office has been super helpful with making sure everything is working as it should (maintenance team literally responds within a day). I will say that construction has been my biggest frustration so far... because I thought it would be finished by now, but I’m hoping it will be done soon, so we can enjoy the amenities we’re still paying for.

First Time moving

Moved in June 2024, Laurel made the process so easy for moving for the first time. All the workers at the office are very nice and quick in fixing if any issues happen in the apartment. Great location !
