Great Property, Careless People
My wife and I have lived at The Hartley for the past six months, and unfortunately our experience has been largely disappointing. The property itself has significant potential, but that potential is undermined by poorly maintained amenities and a lack of accountability among both residents and staff.
Common areas are consistently neglected. Trash is frequently left throughout the property, the gym is unclean and in serious disrepair, and much of the equipment is either broken or missing, only... one treadmill appears to function properly out of many. The tennis courts are neglected with broken nets, and the pool area is often dirty and not properly maintained. Residents regularly smoke cigarettes or marijuana and drink alcohol at the pool, despite this clearly violating community rules, yet staff does not address these issues. Residents often play loud, explicit music at the pool even when children and others are present, showing little regard for the shared environment.
The “screening room” has remained locked since we moved in. We were told it would be repurposed, but six months later nothing has changed. Amenities that are advertised and paid for monthly are either unusable or poorly managed.
That said, our apartment itself is quite nice, but only because we take care of it, and because it is insulated from the condition of the shared spaces. If you are only concerned with your individual unit and do not mind paying for amenities that are consistently misused and neglected, then The Hartley may still work for you.
However, management needs to take meaningful action. Amenities should be repaired and maintained to the standards shown in the property’s marketing photos, gym equipment should be fully functional, and there should be proper oversight, such as security staff or cameras, in shared areas like the gym, yoga studio, pool, and tennis courts so residents who damage or misuse facilities can be held accountable.
