Roaches, Billing Disputes, Ceiling Damage, and Broken Promises
I cannot recommend Briggs at Powers Park based on my experience throughout my lease.
From the beginning of my tenancy, I dealt with one issue after another. The apartment had a serious roach problem that existed before I moved in. Despite repeated complaints and multiple pest control treatments, the infestation never truly went away. Seeing roaches during both the day and at night became a regular occurrence, which is unacceptable in any apartment community.
Management has been equally... frustrating. Throughout my lease, I dealt with billing errors, unexplained charges, accounting mistakes, and repeated disputes over my rent. At one point I was charged hundreds of dollars because of an internal accounting error. Instead of correcting the issue, I spent months disputing the charges and ultimately had to go through Housing Stability Court.
Even after a court-approved payment agreement was in place, new obstacles continued to appear. The property changed payment systems and claimed they could not process court-approved rental assistance checks unless I downloaded a third-party app. When those payments were delayed because of their own processing requirements, they rolled the balance into my next month’s rent and refused partial payments.
The maintenance issues have been just as concerning. I recently returned home to find my ceiling separating and falling apart, leaving a hole in my ceiling (photo attached). No resident should have to worry about whether their ceiling is safe.
To make matters worse, management entered my apartment before the date they specifically assured me they would. I made arrangements based on what I was told, and that promise was not honored.
What has been most disappointing is the lack of accountability. Every issue—from billing disputes to maintenance concerns—became my responsibility to chase down and resolve. Instead of solutions, I was met with changing explanations, shifting policies, and unnecessary stress.
After dealing with a persistent roach problem, months of billing disputes, Housing Stability Court, payment processing issues, ceiling damage, and management failing to honor what they told me regarding entry into my apartment, it should come as no surprise that I will not be renewing my lease.
I sincerely hope management improves both the condition of these apartments and the way residents are treated because no one should have to spend an entire lease dealing with this level of frustration.
