Unresolved Safety and Sanitation Hazards

I have lived in this community since late December 2024, and am writing this review in August 2026 to warn prospective renters. My experience here has been highly frustrating due to ongoing structural issues, unsanitary conditions, and complete management indifference.

The primary issues include:

Unresolved Mold and Roof Leaks:
Because my unit is on the top floor, I have suffered from multiple severe roof leaks. This continuous water infiltration has led to serious mold growth, which remains… completely unaddressed and unresolved by maintenance.

Sanitation and Safety Hazards:
In order to reach the stairs to my apartment, I am forced to walk directly through the patio area of the unit beneath mine. The neighbors consistently leave broken items, loose trash, and debris scattered everywhere. This is entirely unsanitary and creates a significant, daily tripping hazard on an essential walkway.

Management Inaction:
I have documented these issues and addressed them with the on-site property management team multiple times, both via email and in person. Absolutely no effort has been made to resolve these problems or enforce basic community safety standards.

I will definitely not be renewing my lease when it expires. I am also escalating this matter by filing a formal complaint with the S2 corporate team. Save yourself the trouble and look elsewhere.

The worst service

Unfortunately, this has been one of the most unresponsive property management experiences I have had. Communication is very slow, and it often takes several days to receive a response to calls or emails regarding important issues.

Low Standards

So far I’ve been living here for an almost a year and let’s just say I can’t wait until my lease is up in April. My heater has not been properly working for a whole month. When maintenance did come by my unit it’s an excuse every time. They’ll also clear your work orders and not step a foot in your unit. Code enforcement was no help either and just useless. In the beginning the team was very responsive but now since they’re under new management you have to call 10+ before somebody answers the… phone. They gave me a portable heater that knocks my power out everyday. I’m an Amazon driver I’m outside in the cold all day. I would like to come in to a warm unit. There’s also water damage that of course wasn’t fixed.

Please Read Before Touring/Signing

I regret to say that my experience at this property has been utterly disappointing and unlivable. From day one, I encountered a plethora of issues that have not only persisted but worsened over time.

Upon moving in last December, I immediately noticed significant problems with heating and hot water due to faulty gas pipelines. The gas company's inability to resolve the issue for an entire week left me without basic amenities. Although a temporary solution was eventually implemented, it felt… sketchy and potentially illegal, but I had no choice as it provided me with hot water and heat.

Unfortunately, the problems didn't end there. Shortly after, I experienced a major electrical issue that left half of my unit without power. While the maintenance team patched it up, the problem remains unresolved, limiting my access to electrical outlets in my own room.

The most distressing issue, however, is the persistent plumbing problem in my bathroom. Despite multiple maintenance requests, the issue was only temporarily patched up after the third request, resulting in a foul smell and mold growth. Even after using the legal term "uninhabitable" and providing photo evidence, the response was inadequate, with maintenance only cleaning up the mold, exacerbating the plumbing issue further.

Currently, my bathroom is unusable due to water seeping from under the toilet onto the floor and under the vinyl. Additionally, there's a leak in the kitchen ceiling, rendering my dishwasher unusable and causing further flooding.

These conditions are unacceptable and render this property uninhabitable. I am left with no choice but to pursue legal action to terminate my lease and request a refund of my deposits. I strongly advise against considering this property for anyone looking for a place to live. No one should have to endure such extreme conditions.
