Facilities are beautiful but overall overpriced
The resident's lounge and gym are nice amenities. Mold free living is wonderful being a recently renovated building. The security of a locked building is a wonderful idea yet a moot point when people hold doors for anyone to enter the building. It is overpriced for the amount of issues that residents continuously experience. Kitchen counters were replaced due to splitting. It's taken almost a year and we still haven't had a reasonable accommodations request for health and safety completed. We... were recently instructed to complete a second request application process and start all over again supposedly due to management protocol error. Our bathroom vents have NEVER worked at all since the building reopened. We were promised 100 spaces of reserved parking for 31 Elm residents at the MGM parking garage and that was never delivered so parking is first come first serve which is a headache through graduation season or if MGM / Mass Mutual host events. You will be towed promptly without parking permit. If you enjoy frequent fire alarms and seeing your friendly neighborhood fire dept. often then this place is for you because the system has been faulty since Jan 2024. Alarms frequently sound. To some, it's not a big deal but for individuals living with autism or other difficulties it can be deregulating and even painful. Residents seem to struggle to clean up after their pets inside and outside the building despite pet waste facilities. Walls are thin, window panes are thinner. The HVACs were faulty and caused up to 200% increases in electric utility use or just plain didn't work. HVAC units replaced twice. Shower/baths have cracked and split leading to building wide repairs. Window screens allow tiny insects to enter. We have bug bombed our apartment twice in 2 years. Units overlooking the State St side of the building: by sundown you'll need to close your blinds to avoid MGM office employees and MGM's exterior cameras watching you like a fish in a fish bowl. Pay the extra for a unit overlooking the park if you can. Water quality is poor and reeks like chlorine, chemicals and even waste. Buy filter systems for bathrooms and kitchens. Be prepared to dish out big funds for a quality filtration system if your health requires it but would probably require an additional RAR. Claim your packages and mail in the mail room quickly so people don't tear them open on the shelves. Lease renewal averages $200 increase.
31 Elm Apartments leaves much to be desired.
