The pros: The building is overall quiet, it’s cleaned regularly, it’s very dog friendly, and maintenance responds the same day/next day. Management is easily available, and responds to issues as they arise. Management also works quickly to address things in a way that works out well for everyone, and answers any questions/concerns. They also do monthly events and giveaways for sporting events & other activities. The view is also nice!! The building has easy access to the farmers market,... restaurants, coffee shops, downtown dog parks, and public transportation. When you use the pool, you can only have two guests (this is actually a good thing - it allows all residents to enjoy it without being crowded). The business area has a free printer and fast WiFi. The price is fair given the current cost of housing and what the building has to offer. The apartment finishes are also nice, and the appliances are efficient. The in unit washer and dryer are large (you can easily wash a king size comforter or rugs).
Areas of improvement: The dog park needs a refresher. It has a lot of gaps in the bottom fencing, the fence is loose, and lots of the landscaping barrier is ripping up/flapping around. People sneak into the building/try to get in on the regular (this is expected given the proximity to the river walk/location of downtown). The cops are sometimes at the building next to this one (I believe same owner/develop) - usually a large number of cop cars when something happens. However, our building has security at night (this is nice when taking the dog out late or getting home late at night). Some units don’t get natural light given the building layout and neighboring buildings (this is to be expected when downtown-ish), parking is limited (again to be expected). On my tour they said that the pet wash station was going to be moved away from the dumpster area, but that hasn’t happened yet (maybe it’s still in the process of getting reallocated). Getting hot water takes time, I have also heard this from other residents and read that in previous reviews before I moved in. The pool last summer (2025) was closed more than it was open - this year (2026) it has been much better and residents are able to use it which has been nice!! Lastly, the apartments have a decent draft (the large air return vent on the lower wall in the living room lets in a lot of cold air during winter - you can sometimes feel a breeze if it’s windy).
