Tenant Requirements:

Preferred minimum credit score: 600- Applicants with a credit score below 600 may still be considered but may be required to pay an additional security deposit.

Minimum income equal to 3 times the monthly rent. Calculated on gross income.

Criminal History: No violent crimes or crimes against children. Felony convictions must be at least 5 years old and will be reviewed on a case-by-case basis.

Evictions / Landlord Judgments:
-No evictions or landlord judgments within the past 2 years
-Evictions older than 2 years may be considered if at least half of the balance is paid and the applicant is on a written payment plan for the remainder
- Maximum security deposit will be required for any applicant with a prior eviction, even if approved

Application Process:
$50 application fee per adult (non-refundable)
Applications must be submitted online and paid via credit or debit card

Liability Insurance Requirements
The Landlord requires Tenant to obtain liability coverage of at least $100,000 in property damage and legal liability. Must maintain such coverage throughout the entire term of the lease agreement and Legend Realty to be listed as additional interest.
