Worst place I've ever lived + Terrible Management
This was, by far, the worst place I've ever rented. I lived there for about 5 years and although their sign says "Luxury Homes" there is nothing luxurious about it. It has the normal problems of cheap apartments - paper thin walls, appliances that are always breaking etc, but it gets worse depending on what new management has taken over for that year.
One winter they decided not to scrape the ice off of the sidewalks for several days and when I asked if they were going to do something about the... ice, I was told it was "my job to be careful."
Out of the five or so years of living there our air filters got changed maybe 5 or 6 times. There are not enough parking spaces for the amount of people living there. We would often have to park halfway across the complex every time we came home.
One building usually had a pile of old food just thrown around the bushes. I had to pull a chicken bone out of my dog's mouth more than once. Notifying the office did not stop the issue. Speaking of dogs, there is dog poop all over the grass. They don't have nearly enough dog waste disposals for the amount of dogs that live there. Honestly, I don't even blame people for not picking up after their dogs because I felt silly walking over 20 piles of poo just to throw mine away.
The mail situation is pretty bad too. They have Parcel Pending, but several times my packages were just left under the stairwell. Maybe the mail person didn't want to deal with the roaches in the mail room?
I would also strongly advise anyone living there to keep copies of any communication from the office, especially the "Notice to Vacate" when you try to move out at the end of your lease. Actually, maybe take a picture of the manager holding it and that day's newspaper to prove you're moving out - because they will charge you for an entire extra month after you move out and there's nothing you can do about it. I don't know why they bother having a disputes department, when all they do is mail you the same copy and paste letter saying they don't have your info on file. Maybe if they didn't change management every year this wouldn't be a problem. The Southwood Realty corporate office was no help either - One day I was told they were forwarding my dispute to the regional manager, and the next I'm told they don't deal with former residents and that there's nothing they can do before hanging up on me. If you're looking for a place to live, keep looking. I'm so glad to be out of there.

We sincerely apologize for the inconveniences you experienced during your stay at our property. Our ultimate aim is to provide all of our tenants with a comfortable and pleasing living environment, and we're sorry that we did not meet your... expectations. Your feedback regarding issues such as maintenance, parking, pet waste disposal and parcel handling is very valuable to us and helps us to identify areas for possible improvement.Concerning the management-related concerns you raised, please know that we take these matters seriously. The confusion surrounding the Notice to Vacate and other communications should not have occurred - an issue which will be carefully reviewed within our team.
Lastly, regarding cleanliness issues notably in communal areas (roaches in mail room), this is certainly unacceptable; due diligence should have been taken more seriously thereon by management. We hope everything has been resolved for you following your move-out process.
