Autumn Grove Apartments

Ive lived here several years this place has been in a steady decline for years now. The office staff is incredibly rude and unhelpful, the maintenance guys are either not allowed to fix anything or refuse to fix anything. I have a stove that is a fire hazard that they refuse to do anything about. I have made numerous complaints and they will not do anything about it. The price is outrageous and goes up every year. Now if you love spiders this is the place for you, I have never encountered so… many spiders in my life and these things are huge. Again numerous complaints, again nothing is done. The parking lot is a disaster, the duck pond does not exist it is just a giant mud hole. They do nothing to treat the sidewalks or parking lot during the winter, I have fallen several times and actually came across an elderly woman that had fallen and broken her nose. She had already called the ambulance i just waited with her until they showed up. Again they did nothing. My carpet is literally coming apart at the seams, they do not care. I have huge cracks in most of my walls, they do not care. My dishwasher does not wash dishes, they do not care. Honestly this place is the worst, I highly recommended against anyone moving in here. Lund Co does not care about their residents. Point. Blank. Period. Potholes that take 7mos to get “fixed”. Also monthly rent will go up @$100 every time you resign a lease.

The apartment units themselves are spacious, with multiple options for floor plans and several units being updated with new flooring and appliances. Noise is fairly average. I can hear my upstairs neighbor walk around but rarely hear my neighbors TVs or music. I can never hear them talking nor can I hear street noise.

Overall maintenance less than satisfactory. Requests are half fulfilled and marked as completed or sit open for months before action is taken. I've had some requests open for up… to 3 months that still have not been completed. The HVAC units struggle to keep up in the summer and run continuously without getting units to comfortable temperatures, jacking up electrical bills .

General grounds upkeep is decent with lawns regularly being maintained. There is sadly little to no proactive maintenance on the actual facilities that I can see. Flooring pieces are missing in the common breezeways between units, security gates malfunction and are not repaired for months, and potholes are left unfilled in the parking lot for months. Nothing gets done unless enough residence complain about it.

The pool is also an issue at times. It opens hours later than posted the posted hours and it is closed erratically without notice or explanation.

Those issues aside, the space of the units and the peaceful neighborhood generally make it a comfortable place to live. All of the major issues I have with the facility can be improved and are mainly centered around the antiquated HVAC units and the need for more maintenance personnel so the facility can stop being reactive to multiple residence needs and start being proactive on basic upkeep. I have had an absolutely amazing experience with this property! Allison has been such a great part of this process! The grounds are beautiful as well! Would definitely recommend this property to anyone looking!
