I moved into this apartment about a month ago, and there are several issues you should be aware of.

Firstly, when I arrived, the apartment had a strong MARIJUANA odor. It took me more than a week to completely eliminate the smell.

Secondly, the dishwasher has been a constant problem, with its power going out on MULTIPLE occasions. I've had to call maintenance twice in just one month to address this issue.

Additionally, there were problems with the windows and blinds. The...
windows wouldn't open, and the blinds wouldn't go up.

To make matters worse, there were already BUGS!! in the bathroom when I moved in.

Another significant concern is the lack of a front desk. NOBODY ANSWERS THE PHONE!!!, and you're forced to leave a message or send an email. Even when I requested a phone call, it took a long time for them to respond, and usually, it was just another email.

Overall, this apartment HAS NOT!! lived up to my expectations of luxury living.

Lastly, during the lease signing, I was promised one month off the rent. However, after moving in, I was informed that the apartment I selected was NOT ELIGIBLE for that promotion. While I acknowledge that I should have read the lease more thoroughly, I discussed this with someone from the leasing office, and another leasing agent also assured me of the deal when I moved in. Despite this, they REFUSED to honor the agreement, citing that I had already signed the lease.

In conclusion, I WOULD NOT!!!!! recommend this apartment at its current price point. While it may be new, it is definitely not well-maintained.

I don't recommend this place

My family and I have been living in Avalon Edgewater building for 3 years. It has good amenities and convenient location if you commute to the city. Management and maintenance teams seem nice and responsive. Unfortunately, I don’t believe the construction of the walls was well thought though. There must be no insulation between walls/ceiling/floors. This means that if you have loud and inconsiderate neighbors your life will be hell. There will be no escape from noise, no matter what day or time... it is.

This is the problem with the neighbors above us. Never a quiet day. The running / jumping / bouncing the ball / stomping / furniture dragging starts early in the morning and continues the whole day. I've been complaining about this issue for the whole year, made numerous audio recordings and forwarded them to Avalon legal team. Nothing has changed!!!!!! The management claims that they reached out to the neighbors and asked them to be mindful but the situation hasn’t improved!!!!! We were offered to move to a MORE expensive unit, which we absolutely can’t afford! Keep in mind that Avalon raises prices on their units yearly (in the middle of pandemic!!!).

Between poor construction, constant false fire alarm drills in the middle of the day and night, inflated prices I would not recommend this building.

Fire Alarm Hell

Decent place to live with good access to grocery stores and good public transit options to NYC. However, the Ricer Mews building is old and several false fire alarms have wrecked havoc at all times of the day. There have been 6 or 7 this year including 4 in the last 2 months even at 4 AM in the morning. The fire alarm rings, leasing office folks apologize, talk about vendor making repairs and then the process repeats.

The Worst

This building has too many issues to get into . Why did they get rid of the doorman to have no security , no building manager, they have the kids in the sales office double as property managers . I find strangers sleeping in cars in the garage when I leave for work early . Local kids that do not live in building hang out in Resident lounge ( my wife found a folded piece of paper containing a brown powder ) the smell of marijuana infests the halls and garage , with the smell in the garage coming... from a locked room only accessible to workers ??? I complained about the drugs and was told “ we are working on it “ ??
We have had the maintenance staff in our apt 6 times since moving in , the first 3 times they took 2 minutes . Once to do something in hot water heater room , it was obvious that prior to moving in that they had messed around with simple things ( something that managed our hot water ) they get paid extra for fixing things off hours ) aka after work it when most tenants are home after working all day .
With all the new buildings why anyone would choose this place I can only imagine . My wife picked this property and is especially upset being they misrepresent the price , extra bill for water , garbage disposal , sewage , parking .. the result is I pay more here than I did at the modern and we moved because they raised our rent 175 what a bad move it upsets me daily .

Clean updated amenities- great staff!

The amenities are new and the maintenance staff does a great job of keeping the place clean. Ariel in the leasing office is the best! Very friendly approachable and willing to help/answer any questions! Quiet and easy place to live!
