Atrocious
I do not recommend The Bend at Broad by Cortland—or any Cortland property. The last 13 months have been an absolute nightmare.
From day one, our apartment smelled like marijuana, despite the no-smoking policy. After nine months of emails and meetings, the original tenant left, but the next tenant smoked constantly too, forcing us to deal with the odor until our lease ended.
Safety and property damage were ignored. My car was vandalized by another tenant's angry girlfriend. I filed a police... report, but the office was clueless. The tenant chose eviction over providing her information, leaving me to pay out of pocket. Separately, a large amount of marijuana was delivered to our mailbox. Another police report was filed; management again didn't treat it seriously.
They nickel-and-dime you for awful service. We were charged mandatory trash fees ($31 valet, $8 compactor). Valet came maybe 2-3 times a week, and the compactor was broken for six months, causing overflowing dumpsters. We were also charged an unannounced $10–$15/month for lot lighting. Furthermore, they essentially stole $195 by charging us for rental insurance despite us submitting our own personal policy. They claimed an unwritten rule that all names had to be listed at lease signing, then refused a refund.
Our heat went out in November; their "fix" 48 hours later was putting us on emergency heat until spring, doubling our electric bill. Our oven took a week to fix. The lots are filled with inoperable, unregistered vehicles, and winter snow plowing was basically non-existent.
Beyond these major issues, we dealt with loud neighbors, pet waste everywhere, and long response times from staff who were never on site. I expect to get what I pay for, prompt responses, and transparent fees. Stay away from The Bend at Broad.
