Property Rental Details and Terms:

Security Deposit: $2,000
Application Fee: $50 per adult (18+)
Minimum Credit Score: 640+
Income Requirement: 3.5 times the lease amount.
Lease Term: 2-year lease preferred. Shorter terms may be available depending on circumstances, but monthly rates vary.
Fridge and stove available for a small additional monthly fee if desired. Most of our residents bring their own, so these are not included by default.
Pet Policy:
We welcome up to two pets (dogs or cats) with additional rent and deposit. All pets are subject to standard pet screening and breed restrictions.

We believe in long-term, successful relationships with our residents. To ensure a great fit:
Credit, eviction, and background checks are performed on all adult occupants.
Proof of income, three references, and recent bank statements are required to apply.
Renter's insurance is required. It is inexpensive and protects you as well.
We seek residents who take great care of their homes and are respectful neighbors. We value stability, responsibility, and pride of ownership. Those who take care of their own possessions tend to do the same with our properties.
We also understand that life happens. If you have faced challenges in the past but have since turned things around, tell us about it. We care more about who you are today than who you were years ago.
Resident Responsibility and Care:
Our goal is to provide homes for people who treat them as their own. We welcome residents who are responsible, professional, and capable of handling the normal upkeep of a home, from changing filters and light bulbs to managing minor household repairs when needed.
Please note that we are not a large company with 24-hour maintenance. We focus on working with residents who are comfortable handling basic upkeep, and we have priced the home accordingly to reflect that.
For major issues such as HVAC, roofing, or electrical, we will always step in and take care of them. For smaller, everyday items such as a clogged drain, a minor water leak, or a broken faucet, we trust our residents to handle those repairs directly or hire someone to take care of them professionally. Lawn care, landscape upkeep, and snow removal are always the responsibility of the resident.
Setting this expectation upfront creates a smoother, happier experience for everyone and helps us keep homes well cared for while building long-lasting, positive relationships.
