Pros:
Nice Club House & Fitness Center
Maintenance is proactive
Larger apartments are spacious

Cons:
Before you decide to move in, take a look at a 3 story building
Steps are loaded with rust and are deteriorating

Average annual rental increases are 6-8%

Current Leasing Manager is not a prople person & can be difficult to deal with

I lived at Madison New Britain for 2 years. When I moved out of the area I notified the office staff several months in advance that I would be leaving. I reviewed my lease and spoke with the office staff regarding "checking out" procedures. I was informed that I could not check out on my scheduled move out date because no one was available on a Sunday to check out a resident. I was asked to change my move out date to accommodate the staffing schedule, which I was able to do. Later, after I had... vacated the property I received an email stating that I would be charged a "recovery fee" for canceling my electricity early (before my actual lease ended). At no time was a recovery fee mentioned either in a telephone conversation or in a written manner. I followed the written instructions and verbal instructions I was given by the staff to the letter. I explained to the staff that had I been allowed to check out on my original date a recovery fee would never have become an issue and that because Madison asked me to alter my plans that the undisclosed recovery fee should be waived. Since Hilton Realty took over the quality of life here has gone down considerably. Management is cold, stiff, condescending and blows you off with any issues you may have. The fitness center even though it has a sign stating you must be 18 to enter is frequently used as a daycare playground by inattentive parents working out including the management team. Building while attractive were not made with best materials. Too often can I not only hear my neighbors but I can smell them. Price way to high for what is offered.

Management unfriendly. Grounds deteriorating since Madison sold property. Low quality of people have been moving in.
