Wharton / Penn Students!
I wanted to share an updated review, especially since a new wave of students will be looking at this building soon.
TL;DR: I wouldn't recommend this building unless you're getting an exceptional deal for the area.
My experiences:
Cons:
-Many of the apartments are outdated, with old carpet, countertops, and limited overhead lighting (you'll likely need to install your own lamps).
-Compared to other high-rise apartments, amenities are limited — just a small outdoor roof... on the 6th floor and a gym. The roof area is rarely cleaned, and the furniture/tables are often dirty.
-I didn’t do a Lease Takeover, but the apartment wasn’t properly cleaned between tenants — it was dirty when I moved in.
-If you’re doing a Lease Takeover, expect the apartment has not been maintained for YEARS. Friends have had: tub that needs re-caulking, rust, broken appliances, and cracked counters.
-In general, the maintenance team tends to close maintenance tickets without properly addressing issues.
-The dryers in the building are inefficient and barely dry clothes, leaving the apartment warm and humid.
- Communication from property management is lacking. We often receive irrelevant emails, but during two recent power outages, updates were slow both during and after the event. There’s also no communication about false fire alarms.
-No garbage disposals in sinks.
-During the summer, we had issues with drain flies and occasional roaches.
Pros:
-24/7 desk staff
-Many apartments offer great natural light in the living rooms
-Trash rooms on each floor
-Good location for Penn students
Overall, the building is livable, but there are a lot of small annoyances. Given the number of other options in the area, I’d only recommend this place if you’re getting a significantly better deal than elsewhere. Otherwise, look around!

Look somewhere else!
I moved out of 2040 Market as soon as I could. The walls are paper thin, you will hear your neighbors talk, their plumbing, dogs barking way down the hall, EVERYTHING.
The building is directly next to a fire department. It will wake you up constantly throughout the night.
The leasing office is incompetent.
There was a very large string of burglaries and the building for the most part kept residents completely in the dark about it.
Random fire alarms at all times of day/night!
The... apartments are build cheap all around. Leaks every time it rains (both in the apartment and in the hallway), appliances break frequently, windows aren't sealed well (gets very cold in the winter and hot in the summer).
Stay away!

UNSAFE DO NOT RENT. ROBBERIES
This review is ALL facts. MANY people have been robbed and I have personally talked to them. This building has NO CAMERAS in the hallways and we got new locks and broken into again. Inside job- SO SO scary. I FEEL SO UNSAFE and scared to death!

Amazing
Just perfect in everything! Probably the best location imaginable. Trader Joe's and Wawa. Banking, DD, and CVS all right around the corner. One block over you have Chestnut Street with Target just up the street. A few blocks over you have Rittenhouse Square with Walnut Street. Walk up Market and you have City Hall and the Reading Terminal Market. Just perfect.
The building is excellent too. Michael B. the property manager is very responsive and the people at the front desk are very... friendly.
I love the views, especially at night.
I would highly recommend this property.
