The building has a shared washer / dryer for laundry, and each apartment has its own central A/C and heat. The apartment and main building front door have upgraded electronic locks that are convenient and secure, so that you do not have to carry keys. The building also has shared wifi installed which you can access so that you do not need your own internet plan.

The apartment is located on the gently tree-lined North Preston Street. 10 minute walk to UPenn. 13 minute walk to Drexel University. Only three blocks from 40th Street SEPTA Station. If you have a car, the street has unlimited on-street parking with no time limit, or you can purchase a residential parking permit for $35 annually. For this apartment, Tenant pays electric and a $30/mo flat fee for water.

This building is managed by a high-quality manager who cares about maintenance and has 24/7 maintenance staff. The building manager believes in charging reasonable rents and working with great tenants. The move-in payment is 2x the rent price and covers the first month's rent and security deposit. Other qualification requirements are no evictions in the last 7 years. Monthly household income must exceed 2.5x the rent, or co-signer. Must have positive landlord references.
