The Apartments are lovely but the Management is horrible.

I live in the Landreth Apartments in South Philadelphia, which is owned by Residential Life and managed by it's subsidiary Landreth Management. Landreth Management leases out an auditorium in its basement for social events on the weekend. Unfortunately, this auditorium is located directly below my apartment and includes the noise abuse from elevated speakers inches from my floor, blasting music loud enough to make the windows rattle, open bars with liquor being served, and strangers roaming the... grounds as well as inside the building. I was not informed of this when I moved in. When I complained the first time and reminded the manager that excessive noise is a breach of the lease, I was told by the building manager that the people who lease the auditorium's rights supersede any contractual rights I may have as a tenant. I have called the police who said they were getting complaints of noise from the third floor. Even though the police spoke with the people hosting yet another event, they were told point blank that the music would not be lowered. I have video and audio taped these events. Management is on-site one day a week. Maintenance on a catch as catch can basis. Packages left for tenants near the mailboxes have been stolen. The fire department was called here recently and they could not shut off the alarm inside the building, because they did not have the code and there was no one on-site who did. There are seniors and wheel-chair bound people in this building. No one even bothers to vacuum the carpets in the hallways let alone make sure the trash room and chutes are clean. I have been dunned three times for rent already paid in a timely manner. The apartments themselves are great but management sucks.
