Welcome to the Smith School! Units feature amazingly high ceilings and beautiful floor to ceiling windows, letting in tons of natural sunlight and modern kitchens with quartz counter tops, white shaker cabinets against subway tile back splash, a... garbage disposal and a stainless steel appliance suite. The open floorplans allows for ample living and dining space as well. The Apartment Homes also feature sleek bathrooms with neutral tiling, a large vanities and a shower/tub combination. Lastly, enjoy hardwood floors, mini split system heating/cooling, recessed lighting and in-unit laundry! All tenants will have access to the two outdoor spaces (over half an acre combined!) on ground floor and mezzanine patios, and roof deck with stellar skyline views! Located at 19th and Wharton in Point Breeze, you’ll be minutes from the OCF Coffee House, American Sardine Bar, Graduate Hospital, East Passyunk and MORE!

Lease Terms: Generally, 1st month and 1-month security deposit are due at, or prior to, lease signing. Landlord may require other terms such as last month's rent upfront—$ 65 application fee per applicant. Tenants are responsible for: electricity, gas (if applicable), cable/internet, and a $10/mo technology fee. Residents Responsible for Electric Usage & Flat Monthly Water/AC/Heat fee of $100. No camera system

Numerous packages have been stolen at this location and property management refuses to fix the camera issue here. There are ZERO cameras here. Also, a very bad parking situation. Not worth the stress.

Bad

Had potential. Decent location and decent parking. Unfortunately the property is not well taken care of and has lead to many issues. Almost every package you get delivered will get stolen, despite it being left inside the “locked” building. The USPS mail is left on a random folding table next to the mailboxes, which also leads to stolen mail. There are no cameras in the halls and OCF has done nothing to secure the building and prevent thieves. There is also a notable pest issue. Since the... building is so old mice and creepy bugs have made a home in here for a long time. I have had an exterminator come for mice a few times and nothing works, probably because they do not patch any holes. The windows are also incredible drafty which lead to near 300$ electric bills through out the winter months.
