Villa Del Mar Apartments

Starting off they tried to get us to pay our pet deposit twice on top of paying the pet fee (they are not the same and are both hundreds of dollars). Maintenance does not get anything done until the last possible second, and when they are supposed to be working they are hanging out in front of their main room smoking weed. Since the freeze in February we have not had water collectively for three weeks (one week straight, and the other two weeks it comes on for about an hour and that is it). When... the freeze happened they emailed everyone and told us that the renter’s insurance that we have through them will not cover any damage that occurred from the pipes busting (a handful of apartments flooded). And somehow our water bill for that month was still the same even though we haven’t been able to shower as much. My fiancé and I have been driving to the gym to take showers. The leasing office’s solution to all this was to allow people to stop buy and get pizza instead of giving us money off our rent because we have not had basic necessities. I have lived here about a year now and have been very pleased. In fact, I just happily signed another 12 month lease ?

Value – the rents are very fair and comparable to surrounding areas with the same amenities and upgrades.

Professional – the staff has always been courteous and professional. From the start of showing the apartments, application process, processing work orders, lease renewal. They put things in writing, they follow through and follow up. All of the staff from... maintenance staff to office staff is professional and hard working. I have been in the office many times to pick up packages and I pay attention. I have noticed the staff is very courteous and professional with EVERYONE, including with each other, with applicants/potential applicants, residents, children. My work orders are always addressed/resolved usually in less than 24 hours, never more than 48 hours. My neighbor’s AC died during the holiday weekend and staff was out there replacing the entire unit the very day after he reported it. They also provided him a window unit during the brief interim.

Community – it is a diverse community including elderly, small children, working adults. Everyone is respectful and pleasant. Management encourages community interaction by hosting pool parties, movie nights, Mary Kay parties, holiday toy and food drives. I think this goes a long way to foster respect and inclusion for residents.

To avoid sounding like a fake review lol I will include a couple of critiques:

Car noises, e.g., cars starting earlier than I personally prefer ?; car radios occasionally louder than I prefer; car alarms randomly going off. There is pretty much nothing that can be done about those things – even in a single family home I may face the same noises. Maybe if you lived on a high floor in a high rise, car noise would be irrelevant. But, Villa del Mar is in “suburban” area where there are lots of cars and people on various work schedules and it is a midrise property – so these things cannot be avoided.

I would love to see some upgrades to the fitness area and maybe some improvements/upgrades to the grounds/exterior. I am sure those are in the works though as they have upgraded the gates since I have been there. They are consistent with keeping up the landscaping and grounds as they are now. I've lived at Villa Del Mar for roughly four months. The location is convenient to parks, shopping and major freeways, yet the complex itself is peaceful and quiet. When repairs are needed, someone nearly always comes right away. General maintenance--grounds, structure exteriors, roads--receives good attention, too. For a complex of its size, I am impressed by the attention staff provide to residents.

poor poor Management, the place looks like ok, but (DON'T MOVE HERE) is so so right watch out!

I've lived here almost 5 years and this used to be an amazing place with great people but that's all changed the management now doesn't care about anything but exploiting every loophole to screw you out of money no matter how good of a tenant you've been. Please do yourself a favor and don't move here
