I’ve lived at this property for three years, and I’ve been moved into three different units – each one worse than the last. Every single unit has had serious issues that go beyond minor inconveniences.
Let’s start with the basics: there is mold growing in the floorboards and ceiling, and nothing is ever done to properly address it. The HVAC system constantly breaks down, leaving you without heating or cooling for days—sometimes weeks—at a time. When... they move you into a new unit, don’t expect anything to be move-in ready. You’ll find nails sticking up from the floors, doors with holes in them, and black particles coming out of the faucets. Yes, black particles in the water—completely unsafe.
Management is a joke. Don’t bother calling—no one answers the phone. Arbor, the so-called property manager, is always outside on endless smoke breaks, completely unavailable to deal with any of the serious issues going on inside these units. And don’t expect corporate to be any better—they ignore phone calls, never return emails, and leave urgent matters unresolved for weeks, if they ever respond at all.
As for maintenance? They show up when they feel like it and do a bare-minimum patch job that never truly solves the problem. In fact, the temporary fixes have often made things worse in the long run. One of my units even floodedbecause of a neglected HVAC issue that had supposedly been “fixed.”
If you’re thinking about moving here, don’t. Unless you enjoy constant stress, unsafe living conditions, and being completely ignored by both management and corporate, this place is not for you. It’s been nothing but a nightmare for me—and I wouldn’t recommend it to my worst enemy.
Avoid this place at all costs.
