DO NOT MOVE HERE – SAVE YOURSELF THE STRESS
I’ve lived at this property for three years, and I’ve been moved into three different units – each one worse than the last. Every single unit has had serious issues that go beyond minor inconveniences.
Let’s start with the basics: there is mold growing in the floorboards and ceiling, and nothing is ever done to properly address it. The HVAC system constantly breaks down, leaving you without heating or cooling for days—sometimes weeks—at a time. When...
they move you into a new unit, don’t expect anything to be move-in ready. You’ll find nails sticking up from the floors, doors with holes in them, and black particles coming out of the faucets. Yes, black particles in the water—completely unsafe.
Management is a joke. Don’t bother calling—no one answers the phone. Arbor, the so-called property manager, is always outside on endless smoke breaks, completely unavailable to deal with any of the serious issues going on inside these units. And don’t expect corporate to be any better—they ignore phone calls, never return emails, and leave urgent matters unresolved for weeks, if they ever respond at all.
As for maintenance? They show up when they feel like it and do a bare-minimum patch job that never truly solves the problem. In fact, the temporary fixes have often made things worse in the long run. One of my units even floodedbecause of a neglected HVAC issue that had supposedly been “fixed.”
If you’re thinking about moving here, don’t. Unless you enjoy constant stress, unsafe living conditions, and being completely ignored by both management and corporate, this place is not for you. It’s been nothing but a nightmare for me—and I wouldn’t recommend it to my worst enemy.
Avoid this place at all costs.

About to renew for the 2nd time. Leasing and maintenance teams have been great. You're not getting much with amenities, but you cannot beat that price!

The management through this catastrophe that occurred 2/15 has been absolutely uncommunicative. There are people with severe damage and loss of service. There was no way to contact management. General letter of "we are working as quickly as humanly possible". Unacceptable. There should have been consideration of residents for restoration of service, repair schedule. Their response was "it is a national disaster", no tornadoes, hurricanes are national disaster. We offered to use wet/dry... equipment to clean up 2 inches of water in bedroom. They said we have no equipment. This is poor excuse, not allowable hotel accommodations, Apartment is not liveable. Mold and Mildew will start in 48 hours. Health is not a concern. We were advised to use our personal insurance. We have $100,00 liability they will be able to draw on. Then it will be done cheaply. The maintainance is inadequate for this property . Do not rent here . We will not be allowed prorated rent even though we have had to be out for 15 days.

Stay Away

Cheap appliances, thin walls, not energy efficient, slow on maintenance request, old apartments with old appliances and not green friendly.

Not Worth it

These apartments need a total makeover. Floors are warped terribly from water damage, carpet is beyond worn and old, everything is outdated. Air circulation is terrible, they flat out told us that the insulation is really old and that we just need to get black-out curtains or blankets to cover the windows. Our apartment wasn't cleaned before we moved in. Mold in the toilet, burnt food on the stovetop, horrible paint jobs around trim (probably to hide more mold). Management is not the friendliest... . A lot of police around the area as well as a few gunshots heard. Amenities consist of 4 exercise machines and a pool that is too small to share with the community. A positive was the amount of space we got! Unreasonable charges at the end of move-out. Would not recommend, search elsewhere!
