Not what it used to be

When I first moved here it was great. The office staff and property was great, however as the time has went by the property has became ugly, unkept, and just a horrible site to see. I used to be able to sit outside in the grass and read a book. Now I can’t even go outside with out the bugs attacking me due to the poor maintenance of the landscape. Maintenance responds promptly yes, however they half a** fix everything with a bandaid. I’ve requested minor fixes in my unit that were promised to be… fixed when first moved in by office, now they claim it’s nothing they can do about it. I’m sure they’ll try to charge me for it upon move out but was documented on lease paperwork. The guys in the office seem nice but don’t seem to know much about the property itself which is pointless.
The common areas are always full of dog poop. There’s never any gas in the bbq grills despite asking numerous times for some, you can’t use your own grill unless in the common area of dog poop, on top of people just putting charcoal in the gas grills.
The trash is never picked up when we pay for valet trash. They threaten to fine you for anything about the trash but never do since people leave trash in hall way for 4days at a time leaving the hallways smelling of trash. Makes me not want to even walk out my door or walk with a mask on.
The office will threaten to charge you a fee to bring a notice to door on top of the violation the notice is for. Very rare you can get ahold of any one in the office. And when you do the manager just says “use the app and request maintenance “. Parking is iffy especially for guests, it is a fee to register a guest vehicle per day. The property used to be a beautiful place to stay. Now not so much. It’s like management was changed and the new management just doesn’t care.

Regarding valet trash, we agree that residents should receive the service they are paying for consistently. While the service is provided through a third-party vendor, we continue to work closely with them to address service concerns and improve reliability. We also recognize the importance of maintaining clean hallways and common areas and understand how unpleasant it can be when community standards are not being met.

Not terrible but not great either

My partner and I signed a 14 month lease and are halfway through it. to start with the positives, the staff are very responsive and maintenance is fast. I enjoy the community space where the printer always works and they have a small market up front if you want a snack but don't want to go to the store. I also enjoy how quiet the community is and have never had an issue with parking in the garage or on the street. However, with the good always comes the bad. When we first moved in the property… was GORGEOUS! Scenic views of the water, grass trimmed, sunset views over the lake. We live on the west side of the property in building 2, as our time here has progressed the property seems to have gone downhill. We are no longer able to view the lake from our patio because the trees and foliage have been severely overgrown. This lead to bugs being an issue by our unit, and outside of the building as well close to the pool. there are wasp nests in the door ways to enter the building and tree inside the pool area. To mention the pool, the only one that is consistently cleaned is the larger one closer to the leasing center. The one by us in building 2 is not cleaned regularly. My biggest issue about this property is the trash service. We pay almost $40/month for valet trash service which half of the time we are not receiving. I have had to contact the office many times about my trash not being picked up by the company even though we follow all of the guidelines every night. We have been told to trash the trash pick up and request them to come back on some phone app, but residents should not have to monitor their trash pickup. I know that this is hardly the community's fault as they probably outsource this service, but if the service is not going to provided consistently then residents should not be charged almost $40 for it. There should definitely be an option to opt out of the valet trash service if we are not getting it. Over all my living experience has not been bad at all, but things have gone downhill in the time I have been here.

At the same time, I want to sincerely apologize for the concerns you've raised. We understand how frustrating it can be to see changes in the community’s appearance and services over time, and we take your feedback very seriously.
Regarding the landscaping and overgrowth near Building 2, we appreciate you bringing this to our attention. We agree that maintaining the scenic views and keeping foliage properly managed is important—not only for aesthetics but also to help minimize pest activity. I will be coordinating with our landscaping and pest control vendors to address the overgrowth, wasp nests, and bug concerns in those areas, including around the pool and building entryways.
In regard to the pool near your building, I apologize if it has not been maintained to the same standard as our main pool. We will review the cleaning schedule with our vendor to ensure that all amenity areas are receiving consistent attention and care.
We also understand your frustration with the valet trash service. While the service is managed by a third-party provider, we hold them accountable for meeting expectations. It is not our intention for residents to feel like they need to monitor or manage the service themselves. I will be escalating your concerns to the vendor and reviewing recent service logs to address any inconsistencies. Your feedback about the cost and lack of opt-out option is also valid, and we will be sure to share that with our corporate team for consideration.

Dissatisfaction. Disappointed

Very Disappointed with how the building is maintained and the ground property. I don’t understand why the tenants, some of us, have to constantly ask management to have the property cleaned, should they not be doing a walk around at least once a week or every two weeks to check on that. I don’t understanding how they can close the eyes to this, es if you live there, which a few of them do. Went it rains the walkway by the lake gets extremely muddy all around, do you think the get anyone to… clean it up, absolutely not. You have to inconvenience yourself and walk on the wet grass. The ground on every floor stays dirty and filthy. Absolutely nothing Luxurious about this place anymore more. My first year was the best and only and that was six years ago. Why we still here , my husband job. Well I think you got the message. BTW, I don’t understand how is that you have a 400 unit apartment complex and not have adequate cleaning maintenances and repairs staff. The cleaning crew only cleans the elevator, the office and mailroom, everything else is taboo. They paint a good picture when they want you to rent, BUT, RENTERS be VERY AWARE. Five thumbs down and then some

Terrible Home

False fire alarms all the time… mice, roaches, geckos, wasps…dirty, stinky hallways…nasty “lakeside” atmosphere by the Trinity River…faucet water smells like sewage…
