Not terrible but not great either
My partner and I signed a 14 month lease and are halfway through it. to start with the positives, the staff are very responsive and maintenance is fast. I enjoy the community space where the printer always works and they have a small market up front if you want a snack but don't want to go to the store. I also enjoy how quiet the community is and have never had an issue with parking in the garage or on the street. However, with the good always comes the bad. When we first moved in the property... was GORGEOUS! Scenic views of the water, grass trimmed, sunset views over the lake. We live on the west side of the property in building 2, as our time here has progressed the property seems to have gone downhill. We are no longer able to view the lake from our patio because the trees and foliage have been severely overgrown. This lead to bugs being an issue by our unit, and outside of the building as well close to the pool. there are wasp nests in the door ways to enter the building and tree inside the pool area. To mention the pool, the only one that is consistently cleaned is the larger one closer to the leasing center. The one by us in building 2 is not cleaned regularly. My biggest issue about this property is the trash service. We pay almost $40/month for valet trash service which half of the time we are not receiving. I have had to contact the office many times about my trash not being picked up by the company even though we follow all of the guidelines every night. We have been told to trash the trash pick up and request them to come back on some phone app, but residents should not have to monitor their trash pickup. I know that this is hardly the community's fault as they probably outsource this service, but if the service is not going to provided consistently then residents should not be charged almost $40 for it. There should definitely be an option to opt out of the valet trash service if we are not getting it. Over all my living experience has not been bad at all, but things have gone downhill in the time I have been here.

Regarding the landscaping and overgrowth near Building 2, we appreciate you bringing this to our attention. We agree that maintaining the scenic views and keeping foliage properly managed is important—not only for aesthetics but also to help minimize pest activity. I will be coordinating with our landscaping and pest control vendors to address the overgrowth, wasp nests, and bug concerns in those areas, including around the pool and building entryways.
In regard to the pool near your building, I apologize if it has not been maintained to the same standard as our main pool. We will review the cleaning schedule with our vendor to ensure that all amenity areas are receiving consistent attention and care.
We also understand your frustration with the valet trash service. While the service is managed by a third-party provider, we hold them accountable for meeting expectations. It is not our intention for residents to feel like they need to monitor or manage the service themselves. I will be escalating your concerns to the vendor and reviewing recent service logs to address any inconsistencies. Your feedback about the cost and lack of opt-out option is also valid, and we will be sure to share that with our corporate team for consideration.
