Had been asking for the gutters to be cleaned for over a month, which really is not under the maintenance teams job I feel. The part I asked for to be cleaned was and I helped clean up after (per my request) as the guys have been very busy lately.
I am happy to see our new porter since this job was completed as one that was not doing very well here.
Hopefully will get the rest of the gutters cleaned by contractors as they should really be cleaned twice a year. A lot of money was spent to...
repair buildings and water control is part of preventing future rot. Water cannot run through them properly with trees growing in them.

THERE ARE FLEAS IN THIS APARTMENT

Do not move here. I was in building 15, but it is a complex-wide problem and many neighbors moved out recently.

I have hundreds of bites and scars across my legs, thighs, my back, and even my arms and my neck. For three months, I have asked the management to treat the flea infestation in my unit. To give them credit, they called in pest control and they sprayed my unit with pesticide four times. But even with daily vacuuming to remove eggs and larvae, the fleas came back every time.

Eventually...
I found out that the fleas were on the outside of the building, on the concrete driveway, and on the sidewalk trails near the tree line. Every time I cleaned my apartment, as soon as I went outside, fleas would jump onto my legs and I would accidentally carry them into my car and my unit.

Even worse, raccoons have made holes in the exterior of the building and they live in the crawlspace between the floors and walls of units. The raccoons run around the property and spread fleas.

My neighbors and I asked the property managers to block off the holes in the building that the raccoons are entering through, yet this is something they haven't done yet for some reason. Whenever we ask them to escalate to more severe methods of flea treatment (heat treatment, diatomaceous earth, beneficial nematodes), they claimed they couldn't do those treatments because they weren't covered by their pest control contractor, EnviroSmart, Basically the management refuses to do any kinds of repairs that cost them extra money.

When I first moved in during the winter I actually really liked the apartment. Although the construction quality was average and the building was a little old (poor insulation, windows that don't close all the way, messy caulking), it was quiet and there was a lot of shade from the trees. This changed in March when the infestations began. Besides fleas and raccoons, we also have termites, cockroaches, gnats, and mosquitoes.

In addition, I have tried alternatives to moving out. I requested to be transfered to another unit within the complex far away from the fleas, but the property manager Amy wasn't willing to provide a unit at a higher cost. My only alternative is to move out, but the complex has outrageous fees (2x monthly rent early termination fee, plus 60 days advance notice).

Thank you for providing this detailed feedback. We are deeply sorry for the distress this situation has caused, as the health, comfort, and safety of our community are our top priorities.
Because our community backs up to a beautiful nature preserve,...
local wildlife is present within our area, and we are working hard to balance that environment with resident comfort. To completely eradicate an infestation, all affected homes must be treated simultaneously. Currently, there are three affected units, but one resident is refusing to allow any interior chemical treatments. This unfortunately impacts the effectiveness of our efforts.
We want to clarify that our team has actively sought solutions with you. We offered a transfer to another unit with all transfer fees waived; however, we unfortunately did not have a vacancy available at your exact current rental rate. Additionally, we have been openly working with you on accommodations should you decide that moving out is your best option due to these circumstances.
We are taking immediate action on the root causes you mentioned. A contractor is already scheduled to provide a quote to seal the raccoon entry points. Furthermore, we have coordinated with our landscaping company to apply the beneficial treatment to the exterior grounds, with the first application scheduled for today, June 18, 2026.

Living at The Park of Armand Bayou sometimes feels like you are living in wooded resort. If you like living amongst trees this is a good place to live. It is more often than not a quiet place to live.
Having access to two pools is convenient.
Staff are friendly and do their best to solve issues.
Very pet friendly.
