Falls at Westover Hills

My air conditioning has been out, and the maintenance team has not repaired it after being notified on June 23rd—temperatures have been ranging from 85-90 daily —Today, July 6th, the apt management informed me that parts were never ordered to replace my ac, and then went on to say that the entire unit needs to be replaced, however a new ac unit has not been ordered and the office cannot provide a date when my ac will be fixed. They have been notified for over three weeks, and never made an... effort to repair and restore the ac unit. Several residents are without AC and being forced to live in unsafe conditions due the negligence of the apt management. Maintenance would paint over mold, they even tried to tell me it wasn’t mold, it definitely was. It would become back through the paint. Hallways were so dirty and disgusting I was embarrassed to invite people over. I was told I would get my security deposit as long as the apartment was clean and no damage so I gave it back exactly like that and they still kept my deposit, they said they charge everyone a $120 “cleaning” fee but this was NOT discussed ever in person or on the lease. Corporate is... no help either, they just want your money, they don’t care about you a resident. They also ask companies to put your packages in a room accessible by not only other residents but people off of the street as it’s in the front of the building. I am quite easily able to walk nearby to get a late dinner when work has me arriving at my doorstep later than I should be.

We lived at The Falls for about a year and a half, and from the day we moved in, it was nothing but problems.

Filthy and unusable amenities: The laundry area is dirty and unusable. The pool is always filthy (I never once got to swim in it), and the gym is a joke—most of the machines are broken.

Parking nightmares: Guest parking is extremely limited. My sister visited for one day, couldn’t find a guest spot, and ended up getting towed.

Lack of upkeep: Many residents don’t clean up after their... pets, leaving dog waste everywhere. When we moved in, our unit had paint all over the floors—which I had to clean myself.

Pest control failure: We were charged for pest control, but it clearly wasn’t done. We had roaches until I started doing my own treatments, despite keeping our home spotless.

Trash service scam: Valet trash pickup is mandatory and billed to residents, but the collector often canceled or didn’t show up. I took out my own trash most of the time—while still paying for the service.

Broken gates: The gates are constantly “being worked on.” They get fixed, only to break down again a few weeks later.

Move-out nightmare: We moved out in May 2025 and are still fighting to get our deposit back. Management told us in June that it had been mailed and would take 6–8 weeks to arrive. Now it’s August, and they’re saying it hasn’t even been approved yet.

Bottom line: This place is poorly managed, the amenities are unusable, the services you pay for are unreliable, and even moving out turns into a hassle. I would strongly recommend looking elsewhere. Read More
