Rayfords Edge is an apartment community in Spring, TX
They force “amenities” that they say are in the tenants favor. Package lockers $7. Valet trash $25 plus trash removal and dumpster fees. $68 WiFi. Not optional. $15 maintenance fee. Towing company to remove parking violations rather than security to also handle noise complaints about tenants and their AIRBNB RENTERS! They don’t like visitors but rent to strangers. DO NOT MOVE HERE.

Do not Stay here if get Visitors- they will be towed
My eldest daughter had to move her due to old lease ending and no time to find another-- she has an infant and my youngest daugther went over there to babysit so her sister could go to the beauty shop-- My daughter whom was visiting and her vehicle was only there 45 minutes and she has parked there MANY times in last 6 months with NO visitor code was towed today and the vehicle was taken 30 minutes away into the City of Houston as the fee is higher for storage.. Vehicle was towed at 12:34 and we... picked up at 2:22 and it cost 344.00!!! All for her trying to help watch little babies-- office said others are complying but see there are reviews going back that this happens a LOT. Was told if I was there 5 minutes needed a visitor code-- this is awful and when I asked if it was in the lease the office could not answer me-- I do not live here and I would recommend NO ONE live here that has company come over because if you forget to give them a CODE they will be towed and I have been in WAY nicer complexes and I have NEVER seen this type of parking rules!!!!!!! And when tried to call the office all they could say was that is the rule but could not answer if it is in the lease or not!!!! Everyone needs to RUN-- this "babysitting" and helping her sister cost an 18 year old 344 that she did not have!!!!-- Also the photos online is NOT what the apartments look like inside.

Peace and Quiet
Want a place that is full of peace and quiet....from the office....move here. Water is being turned off is a constant email, after the fact. "We'll keep you updated" as long as you pester them and continually go into the office to get answers for yourself. The mail situation was an absolute joke, 5 or 6 MONTHS with no mailboxes.....towing that tows from places with ZERO signage saying that permits are required. The professionalism from the office is non-existent and embarrassing. They will not... treat you like a human, they do not care, and they will be defensive, dismissive, and rude. Parking lots flood, water is constantly being turned off, towing is outrageous, pool is dirty, made up rules about what you can or can't have on your patio, the list goes on and on. They did start with a new valet trash service that seems to pick-up as expected. I can't stress enough that the savings in moving here is absolutely not worth your peace of mind. There is a reason it's as cheap as it is, and it's still overpriced for what you have to deal with here.

Terrible
Absolutely terrible, DO NOT MOVE HERE. SO many problems and the management refuses to fix or address any of them. Washers and dryers do not work. Roaches and rats all over the place. We do not have mailboxes and we as tenants are forced to drive to the post office to receive our mail. Double charged utilities constantly. Rent is outrageously high for a crappy place to live. Being forced to pay for services that are apparently "mandatory" but services are not provided like advertised. Would love... to be out of my lease, this place is dreadful and still have 7 more months left here.

Crummy
I really love this apartment! It is really great to move into an apartment where the air conditioner doesn't work, the washing machine doesn't work right (so it floods everywhere), the water pressure is bad (so the toilet doesn't flush right and shower is cold), etc. etc. It's also really awesome when your neighbors are really loud around 11:30 or wake you up at 2:30 a.m. and all the management says is to call the police. The dog poop everywhere makes the grounds a fun minefield to walk... through. I love the crummy people that live here and the crummy management. It is so wonderful! I have so much to be thankful for!
