Poorly Managed Apartment Complex
I moved into this apartment complex in January 2024. At that time it was managed by a different company. The apartments are nicely designed and have elevators, a pool, a nearby park and is close to I-64. There used to be a woman that came and cleaned the stairs and elevator. Maintenance used to clean up after the rude people who would throw trash on the ground or no clean up after their dogs. The complex was advertised as a gated community but the back gate has not worked since I first moved in... and now someone has hit the front gate. Instead of putting in engineering controls like speed bumps to prevent people from racing the gates, they just keep ignoring or repairing. At the present time at least 15% of the apartments are without working air conditioning. Mine has been out most of the time since mid April. The property management team knows there is a refrigerant leak and yet no permanent solution has been found. This is original equipment. The condenser was replaced June 2024. The AC then failed again the first hot days in April. Maintenance topped off the refrigerant twice then the AC was out again for most of the month of May. The coils were replaced at the end of May and the AC worked for about 3 weeks. I put another work order in on June 19, then waited through 3 horrific heat waves. The refrigerant was topped off on July 9, and today it has failed again. Property Management personnel cannot tell me if there is a plan for a permanent repair or replacement. I wish they paid as much attention to the residents that are living here as they do when attracting potential lease signers. The business model appears to be one where the do not desire multi-year lease residents, but just to pull you in and let you leave unhappy.
