Sweet gem of a home with ultimate Nevada City character and charm throughout the house.

House was built in 1880 and has been lovingly restored since then. Upgrades throughout the home are highlighted by modern comforts of central heat & air, a newer roof, crown molding, smooth plaster walls, and decorative lighting fixtures.

The entry is long and narrow but gives access to the first bedroom with adjoining second room or the living room.

The first bedroom has big sliding doors to make it a true closed room. However, it does not have a closet. The window in this room looks onto the front covered porch. The second room is directly adjoining the first and does have a closet along with a door. Many possibilities with this configuration including nursery, office, exercise room, etc.

The living room is quaint and has an abundance of natural light, a breakfast nook/bar seating between the kitchen and living room, and gas fireplace. There are Douglas fir floors throughout the home.

The kitchen is spacious and has tile counters, a gas cooktop with built-in microwave above, a built-in hutch, dishwasher, and big ceramic sink. Off of the kitchen is a sweet dining area with exterior access to the side yard.

The one bathroom has a classic clawfoot tub with curtain surround making it a shower too! There is a pedestal sink and small medicine cabinet storage as well. The laundry room is across from the bathroom and includes the washer/dryer. There is ample storage in this area for hanging clothes or storing laundry supplies.

Just down the hall from the bathroom and laundry room is an office area. It is small but functional. The desk and cabinet can stay. All other furniture in the home will be removed.

The front porch wraps around to the side of the house and opens up to a LARGE sun deck. Fun for entertaining, alfresco dinners or watching the stars at night.

Central heat & air. Tenant is responsible for maintaining the yard/landscaping. Property owner will keep all utilities in their name and landlord will charge tenant their proportional share monthly and based on property owner's visits (***see note below). These utilities include City of Nevada City sewer/water, PG&E gas and electricity, Waster Management trash and Comcast Internet. ***PLEASE NOTE: There is a small guest unit that the property owner will reserve for their use occasionally.
