1. SUFFICIENT INCOME.
Your monthly income must be at least 2.5 TO 3 TIMES the amount of the rent of the rental you are applying for. Your income must be stable and expected to continue for at least the term of the projected lease, which is usually a minimum of 1 Year. 2. GOOD CREDIT RATING & BACKGROUND HISTORY.
You will need a good credit rating. (A score of 675-700+ for most rentals is needed.) NOTE: Our office contracts the screening services with "Equifax Credit Services". Applications are taken in the order they are received. Note: If you pay for the formal application, you may request a copy of your credit report.

3. GOOD RENTAL HISTORY. You need to provide evidence that you have been able to maintain a "similar" rental (as what you are applying for) in good standing. We will need written verification of rental history from your current landlord.
