The maintenance team is excellent and responds quickly, CJ is great. The office staff Rhys and Melinda have also been wonderful. Everyone has been kind, professional and helpful to the best of their abilities, so I truly have no complaints about the on-site staff themselves.
The issue is the buildings structural quality and overall resident noise insulation, which staff unfortunately cannot control. The owners of the property really need to invest in improvements to the upper unit subflooring... and soundproofing. I can hear virtually every footstep from the unit above us. At any given moment, I know exactly where my upstairs neighbor is walking because the sound transfer is THAT significant. Their footsteps even make our dining room light fixture rattle. We can hear when the upstairs neighbor is "getting lucky". Which is awkward.
When the neighbors upstairs washer becomes unbalanced, our dishes shake and rattle, and you can physically feel vibrations through our floors and countertops. The bedroom that shares a wall with the community hallway and staircase is also extremely noisy. You hear every person stomping up and down the stairs.
Another issue is that debris from upper patios regularly falls onto lower patios, leaving residents below to clean up the mess. It would be nice if the decking gaps were filled with a simple composite gap insert.
Again, the staff here has been great. This review is not directed at them. The core issue is the construction quality and lack of sound insulation. The buildings honestly feel like they were made with little to no consideration for noise transfer. Ownership NEEDS to address the subflooring in the upper units and the hallway/staircase issues to help mitigate the excessive noise between apartments and common hallway. It significantly impacts quality of life for residents and goes beyond normal apartment living noise. If those issues were improved, many of the day to day frustrations would be far more manageable.
