LOVE LIVING AT EVIVA!

I've lived at Eviva for the past 2.5 years and will be re-signing my lease again in January bc I love living here so much. The staff are incredibly helpful (shout out Alyssa and James!) and go above and beyond for their residents. The building is modern and the common areas are regularly cleaned (elevators are wiped down, robot vacuums roam the floors). There is a dog washing facility on site that is so nice and easy to use and very clean. The gym is great too and the location is next to Levin... Deli and Schoolyard among other places. Can't recommend enough!

Beyond Disappointing

Where do I start. What a nightmare it has been living at Eviva for barely a year. I’d like to share some instances that me and fellow residents have experienced in this period of time that will hopefully serve as a warning for anyone who considers moving into this building.

Most infamously, the hot water issues were present for nearly my entire lease term at this apartment. Certain floors would get little to no hot water, and this took (at least) 7 months to be “resolved.” Issues still persist,...
but they allegedly replaced whatever system they had to change these issues. Nothing was done for months while complaints FILLED the community forum.

This leads into another issue that I’ve seen consistently complained about on the community forum, which is the garage heat/ventilation. The garage gets dangerously hot and stuffy. I complained about it last summer as it genuinely becomes hazardous if you’re carrying items, disabled, or in any situation where prolonged exposure matters. The garage will sit at 90+ degrees. My pregnant partner has had fainting episodes in the garage due to how bad it gets. It is now summer 2026 and still nothing meaningful has been done to fix this issue. Management will occasionally reply with the classic copy-paste responses like “this complaint has been received, we are working to resolve this issue,” but nothing ever changes.

I have lived in other buildings in the area (Kindred, Gables, Citizen), and they are all infinitely better than this building. Amenities are better, management actually seems to care about residents, and they don’t cut corners the same way. The management team at Eviva honestly feels like being stuck under a petty landlord in New York that makes your life harder just because they can. I’m not saying there’s a personal grudge, but it sure feels like it at times.

More recently, they placed a vacancy notice in my mailbox without ever discussing it with me. This caused me to miss important baby shower items that were scheduled to arrive for a specific date. It also completely broke my trust, and now I question whether it’s safe for any further packages or mail to be delivered, since they clearly feel comfortable accessing mailboxes without any communication.

Please do yourself a favor and stay away from this building. There are plenty of similarly priced options in the neighborhood that I’ve personally had much better experiences with.

Building in a state of disrepair

I have lived here for four years, and I can safely say that 2024 has been the worst year for Eviva. As of the creation of this post, the building is in a state of disrepair. We have near-daily hot and cold water outages, broken elevators that are not repaired until another elevator breaks, and broken garage door systems. The leasing and office employees ignore emails, and the out-of-control leasing managers pick fights. The community's utility bills double for no reason and with no data provided... to back it up. Eviva is a circus. If you sign a lease here, you will encounter issues like this. You have been educated.

Avoid renting here!

I strongly advise folks to avoid Eviva. It is poorly managed for what you pay, and working with the local community manager + general manager (as of April 2023) in resolving issues (caused by Eviva or contractors) has been painful and overly time consumptive.

I’ve had a number of disappointing experiences at Eviva, but the most frustrating incident was when a maintenance team entered my unit without proper notice for a repair while I was traveling. Not only did maintenance leave dry wall powder...
all over my unit (that I had to clean) and a hole in the kitchen ceiling, but they also left my front door unlocked for five days while I was out of town. Fortunately all of my belongings were safe, but it was an invasive experience to say the least.

After spending a significant amount of time emailing and calling, Eviva finally offered to send a cleaning team to pick up after the mess that was made by maintenance. By this point I had lost trust in property management (this was the second time a maintenance team entered the unit without me knowing beforehand), so I carved out time from work specifically to be in the unit while the cleaning crew was scheduled to work. The cleaning crew didn’t show up at the time we agreed upon and we had to reschedule (ugh).

The icing on the cake was that Equity Apartments’ renewals team tried to increase my rent by $100/month as this entire process was going on. After spending several hours emailing/talking to regional and senior regional managers, the renewals team conceded and offered rent at a small discount.

For those of you running into issues with Eviva, I encourage you to try connecting with regional or senior regional directors/managers. In my experience, these people had greater willingness to help and improve my experience as a tenant.

Love our new home!

I can’t say enough how amazing the apartment as well as the staff is at Eviva on Cherokee.

We’re moving from Columbus, Ohio and took possession of our place before officially moving. We ordered a bunch of furniture and it got delivered way earlier than we expected. The staff made sure all our packages were secured in our apartment despite us being on one of the higher floors.

We arrived and was greeted by the amazing staff and couldn’t believe just how nice the apartments were. We have the...
best view in all of Denver and the amenities are fantastic.

I am excited to call Eviva on Cherokee home!
