My Experience at IMT Hyland Hills Apartments — A Cautionary Tale
We moved into IMT Hyland Hills Apartments in October 2024, expecting the “premium” unit we paid for. What we received instead was a far cry from what was advertised:
The unit was never cleaned prior to move-in — we found leftover food and hair in the washer, and the bathroom was an eyesore with mismatched finishes (plastic, copper, and stainless steel).
We were promised stainless steel appliances, but were given cheap plastic substitutes until weeks of persistent complaints led to a... replacement — long after we had already paid the premium rent.
The washer didn’t drain properly, requiring multiple spin cycles, and the water pressure in the kitchen was barely usable until I pushed hard for it to be fixed.
Beyond the unit itself:
The pool and grill area — advertised as 24/7 — is almost always closed, meaning the amenities we were paying for were inaccessible.
Maintenance is slow and ineffective, despite being hyped as a major benefit during move-in.
We experienced black mold in our bathroom — under the sink, in the toilet, and on the walls. Maintenance handled it poorly, even going as far as breaking our cabinet door and falsely claiming we did it. Thankfully, we had video proof.
Air conditioning barely works, and the walkways are rarely maintained.
Despite the friendly front office staff, the building itself is too old and too expensive for the bare minimum it provides.
As someone who previously lived in high-rises, this has been a major downgrade. Less than a year later, I'm breaking my lease and moving out immediately.
If you're considering moving here, I strongly suggest doing your due diligence — and keeping all documentation. I’ve saved every receipt, email, and video for when the inevitable shady move-out charges appear.
This was one of the worst rental experiences I've ever had. Hopefully, sharing this helps someone else make a more informed decision.
