Emery Flats

The amenities are excellent; I particularly appreciate the gym + yoga room. The apartment has been perfect for our needs, and the location is convenient for commuting access. The office and maintenance team have been incredibly helpful.

Living at Emery Flats has been a series of frustrating and unacceptable challenges:
1. Water Leaks: Repeated leaks have damaged personal belongings, including furniture. While repairs were eventually made, the recurrence of this issue is unacceptable for a property claiming to offer a high-end living experience.
2. Pest Infestations and Uncleanliness: The property is plagued with large rats, spiders, and mice. Overflowing trash bins and neglected common areas have made the environment... unsanitary. Hallways, elevators, and other shared spaces are often soiled with unaddressed dog waste.
3. Smoking Violations: Despite being marketed as a nonsmoking property, cigarette and marijuana smoke frequently fill common areas and seep into units, violating the building’s policies and disturbing residents.
4. Safety Concerns: Common area doors are often left open, allowing unauthorized access. This, coupled with the frequent police presence on the property, creates an ongoing sense of insecurity.
5. Noise Issues: Poor soundproofing results in constant disturbances from neighboring units, such as crying babies and excessively loud children, further diminishing the quality of life.
6. Parking Problems: Guest parking is nearly always unavailable, making it inconvenient for residents and their visitors.
7. Degraded Common Areas: Items like condom wrappers discarded near the pool area and other signs of neglect make the building feel far from luxurious.
8. Constant Move-Outs: On any given day, there is at least one moving truck parked outside as tenants vacate their units. This high turnover speaks volumes about the dissatisfaction among residents.

The management team has repeatedly failed to address real issues affecting tenants. While critical concerns like water leaks, pest infestations, and safety problems persist, management focuses its efforts on sending emails about trivial, nonessential matters.

Emery Flats claims to have 50 affordable housing units, but given the noticeable decline in the building’s environment, it appears this number has increased. I was paying a premium rent for what was marketed as a luxury apartment, but the living conditions more closely resemble Section 8 housing.

The gap between Emery Flats’ marketing and the actual living conditions is staggering. Emery Flats fails to deliver on its promises of luxury living. This property is not worth the premium rent, I strongly recommend looking elsewhere. Lee mas

I’ve lived here now for 6 months and couldn’t be more disappointed. The parking is joke and the management team has and will do nothing about it. Would you want to live somewhere where you’re forced to pay to park but never guaranteed a spot? On top of that, if you’re not parked in a spot they’ll just tow you without warning. Not even a courtesy call and then when you to complain about it in person they tell you “you should write us an email”. You’re just a number here and it’s way over priced... for the extreme lack of service. I’m giving them one star only to get peoples attention but if I could I would give them a strong negative 10 out of 5 stars Lee mas

I have been living here for about a year now, and just renewed my lease another year. The location is perfect for my commute to Boston, and the apartment complex itself is gorgeous!

Here are the pros: it is convenient to the highway and Boston the apartments are new and amenities are decent. Appliances are nice. Air conditioner works well.

Cons: the staff does as little as possible to satisfy their tenants so the buildings are on auto pilot at night and on weekends. There are constant issues with the integrity of the building. I have insulation over my windows because of the major drafts.

When I walk my dog, certain tenants are too busy on their phones to watch their own... dogs so I walk him across the road. The parking lot can be erratic. Some of the tenants do not wear masks even though they are told to by management , even after there were active Covid cases so the common areas and gym is an enter at your own risk area as it’s not monitored. A few of the people living here are unemployed and do nothing but make constant noise, not fair to everyone else but management does not care about tenants who have demanding jobs and need their sleep. The apartment above us sounds like a bowling alley. Bottom line, I would rather live in a van in Lawrence than live here. Lee mas
