I’ve been a tenant at Edgewater since February 2023 and initially had a positive experience. The apartment itself is well-maintained, the community is quiet, and the location is great with the exception of the trains that routinely cause the most noise and barking dogs.
However, I want to share a more recent and important aspect of my experience that future tenants should seriously consider before moving in: the lease renewal and rent increase practices.
Upon receiving my renewal offer, I was... surprised to see a proposed 10% rent increase, significantly higher than the 5% increase I received the previous year. Even more concerning, I found that similar units were listed on their website for less than my renewal offer. When I raised this with management and asked for a more modest $100 increase, citing my record as a reliable tenant who pays on time and has taken good care of the unit, I was met with inflexibility.
Tenants are often pressured to accept steep increases by early renewal deadlines, with the alternative being a month-to-month rate that’s inflated by over 35%, a clear tactic to compel residents into signing longer leases at inflated rates. This creates an environment where loyal tenants are penalized for staying, rather than rewarded for their reliability.
I believe future residents should know this before committing to a lease at Edgewater. While the amenities and property are decent, the rental policies feel predatory and disheartening, especially during a time when housing affordability is already stretched.
I hope this review helps others make informed decisions, and that management reconsiders how it treats tenants who simply want fairness and transparency.
