Ineffective Management, More Interested in Money than Residents' Living Experience

Have lived here for almost five years and was happy with the previous management company. However I am extremely unhappy with Draper and Kramer, which has taken over in the last year. They are indeed responsive, but their responses don't resolve anything, they basically give lip service.

Example: They implemented a new package room where you get a security code to login when you have a package. Except sometimes they LOSE your packages, or the package is delivered to the building but the staff...
doesn't send you the code/move it to the delivery room until 4-5 days later. So you report the package missing to the management company. They basically send you to the front desk security person, who then is sent on a loop between you and the management company, only to tell you it's permanently lost.

After residents started raising this issue, Draper and Kramer implemented a "Terms and conditions" outside of the package room when you enter your code . Basically it holds your packages' handling hostage by the building unless you agree to terms that the building ISN'T liable for anything that happens to them (i.e., if they're lost). This isn't a solution at ALL. It basically just ensures that YOU eat the cost of the packages for THEIR mis-management of them and they don't have to find an actual solution in the interest of (pretty high) rent-paying clients.

The amenities construction took half a year when they said it would take 3 months, so we were without functional amenities even though our rent went UP for the year. Most of the maintenance and front desk staff left because the management treated them so poorly (the management company can deny it all they want, but the residents have spoken directly to numerous staff that said this to us directly). Just don't live here if you value your money and self-respect. It isn't because of the transition to a new type of living that we are disgruntled. It's because the new management is rude and ineffective. Draper and Kramer's purpose in responding to residents' concerns is to quiet their complaints. They don't actually care about finding solutions to residents' issues or concerns, let alone improving their living experience.

Excellent Amenities, Great Location

The title says it all. Burnham Pointe has put a lot of money into upgrades over the last year and it shows. I can't imagine having a better gym / workout space. The common areas are huge and great for doing work during the day. And the location has everything you need in just a short walk. We signed our lease sight unseen because we were moving from Boston and I couldn't be any happier with the way things turned out.

Beautiful Apartments in Downtown Chicago

Found these apartments completely by chance, but so happy we did! Nothing else met our criteria, but Burnham Pointe has it all. Beautiful units furnished with high quality finishings, great storage, new appliances, floor to ceiling windows, hardwoods, and views of both the lake and the city skyline. On site parking, recycling and trash on every floor, dog run, fully stocked gym with machines & free weights, comfortable common areas, package receiving, a timely & thorough maintenance team, and... some of the friendliest, most helpful concierge we've found. We felt welcome from the beginning, and with the help of Suzy in the leasing office, we found our dream apartment. She has an incredible knowledge of the building and a passion for finding her renters exactly what they need without the usual pressure of inquiring about a unit. She wasn't kidding when she said we'd love living here -- it's been 6 months and we couldn't be happier. We can honestly say that Burnham Pointe delivers on their promises and values their tenants long after the lease has been signed -- something you don't find very often anymore.

Luxury building in the heart of downtown

Great building for dog owners. Convenient location. Walking distance to target and lots of shops at the Roosevelt collection. Apartments have a great layout. Staff is friendly. Amenities are decent and well kept. Pool is small, but clean. Gym is OK.

Great building in the Loop

Great place to live. It's close to everything, awesome views, and they allow dogs (plus they have an on-site dog run on their amenity floor!!).

Plus, all of the apartments are condo-quality, because the building was supposed to go condo before the real estate market went bad. So you get to live in well-appointed units with hardwood floors, stainless steel appliances, and granite counter-tops!

Management here is also great to work with. Highly recommended, especially if you work in the loop!
