Good visit Your property is clean and Randy is great! The only problem was that it is not clear as to where to go since there seems to be no office.

Take a walk! Walking around the buildings is a pleasurable experience made more beautiful by the swans.

Unfortunately, after 4 years the latest management company is now engaging in completely unreasonable rent practices. Last year, they offered a renewal at a 40% increase. Nothing about the property has been improved, mind you. We were able to negotiate a 20% increase, (at the absolute boundary of reasonable).
One year later, they have now offered another 20% increase less than 30 days before the end of our lease, (we only received this offer after asking the office twice why we had not yet... received a new offer). 40% over 2 years is insanity. The average rent increase in Illinois in 2024 was 5%.
It's sad they treat long-term tenants this way. Nice property, but it's becoming clear there is no relationship between tenant and management. I hope to come to a reasonable compromise, but that's up to them at this point.
