If you move here, you will need to spend money on a Ring camera because management will not have your back if the trash valet service wrongfully charges you for someone else's trash. Despite being a good resident and always paying on time, I was charged for my neighbor's trash and they claimed there was nothing they could do unless I provided evidence of my innocence.
Poor decisions like this reward bad tenants and push away good ones.

I’ve lived at Lumeo for three years, and unfortunately, the quality of management and maintenance has drastically declined. My recent experience has been the worst yet. Maintenance left a trail of filth from my bathroom to the front door after a toilet repair—completely unacceptable and unsanitary.
I submitted a request to have my shower re-grouted back in June 2025. The technician claimed he’d order the necessary materials and return, but months have passed with no follow-up. The front door to... Building 2 has been broken for months, and the carpets are filthy. When I call the leasing office, I’m met with confusion and no accountability.
Residents are expected to follow rules and pay rent on time, but management doesn’t hold itself to the same standard. If you’re considering moving here, be aware: the upkeep and responsiveness are not what they used to be

Horrible experience living here. I would not recommend to anyone. Car theft. Mail theft. Unclean property.

I absolutely love living here! We have community meetings typically quarterly where important topics are discussed. The staff feeds us after the meetings and it’s always amazing! We recently had one that was Thanksgiving themed and all of the food was amazing! Samantha makes an amazing banana pudding!!

I always have positive experiences with the maintenance team here. Whenever I submit a maintenance request, they respond promptly, often within 24 hours, which I really appreciate.
The team is professional and polite, and they make an effort to resolve issues quickly. Thanks to Corey M for coming out and fixing my recent maintenance issue I had.
