It is a great apartment, good cleanliness, good service but if you’re unlucky you’ll have a downstairs neighbor that plays loud bass every night. So I hope you’re lucky.

We’ve been living here for two months, and the experience has been nothing short of a disaster.
It started before we even moved in. The original apartment assigned to us was located deep in the back of the community, and to reach the front door, we would have had to drive over six or seven steep speed bumps every single time. We requested to switch to another unit before moving in, and while management agreed, they never updated the system properly. As a result, our resident portal was still... linked to the old unit. Maintenance requests kept getting sent to the wrong apartment — and two months later, this issue still hasn’t been fixed. The portal access itself was broken for the first month, so we couldn’t pay rent. We were still charged a late fee and haven’t received a refund yet — even though the delay was entirely on their end.
Then there’s the maintenance team. Our refrigerator was overcooling and freezing our food. A technician came and claimed it was low on Freon — which doesn’t make sense at all, since low Freon should cause the fridge to not cool properly. He filled it anyway, and now the freezer doesn’t work at all — everything is melting. On top of that, he left the back of the fridge completely exposed (see photo). Completely unprofessional.
And finally, the mail room is a mess. There are packages scattered all over the floor, making it a daily hassle to find anything. Even though there’s a locker system, and the package pileup is out of control.
I really hoped this would be a good place to live, but between the broken systems, unhelpful support, and sloppy maintenance, it’s been a constant headache. Do yourself a favor and look elsewhere.

Cortland RTP is a nice place to live, the landscaping is nice, pool is nice and the volleyball court and park does give residents something to do. However, the apartments do need some upgrading, from plumbing to painting. I would like to see the trash disposal area better maintained and the furniture around the community should be better upkept for residents to enjoy. I have been living here for three years and there is a lot of resident turn over. They do have a gym, and resort style pool but... maybe a ping pong table, community garden, and hammocks around the community would be some extra amenities to keep residents around longer. Overall, the community is pretty quiet, it’s just older and could use some upgrading.
