I moved in to find my dishwasher completely infested with roaches. On top of that, the walls are so thin that constant noise from neighbors is a problem, and management hasn’t enforced anything. Maintenance is slow, often leaving issues half-fixed or marking work orders complete when nothing’s done. The new office staff—Briar, Chelsea, and Tamika—are dismissive, rude, and argumentative. If I could give this property zero stars, I would.

Please think very carefully before signing a lease here. The management turnover is constant — it feels like there is a completely new staff every few months — and the office rarely answers calls or follows up when residents need help. Getting clear communication from anyone in charge is almost impossible.

The rent you sign for is NOT the rent you end up paying each month. There are unexplained charges and new fees added regularly, and... residents are often left trying to figure out what they’re even being billed for. It feels misleading and extremely frustrating.

Maintenance entering units has also been a serious concern. I personally experienced property going missing after maintenance visits and was told management is “not responsible.” That response alone says everything about how residents are treated here.

Since the newest management took over, eviction filings are being pushed immediately after the 1st with little flexibility or willingness to work with residents. This aggressive approach has negatively impacted my credit and created unnecessary stress for something that could have been handled with communication.

The current property manager is unprofessional, dismissive, and repeatedly provides inconsistent information instead of solutions. Residents deserve better than being ignored or talked around when bringing up real concerns.

There is also a major German roach problem — including inside “renovated” units. This is not a minor issue and should absolutely be disclosed to future tenants before they move in.

To make things worse, children regularly smoke in the hallways and nothing is enforced to stop it, even after complaints. It creates an unhealthy and uncomfortable environment for families living here.

Between the constant staff turnover, surprise fees, poor communication, pest issues, and aggressive eviction practices, this has easily been the worst rental experience I’ve had. I have lived here for a couple years now and I am very very satisfied. The staff here are all so friendly. Sadiq the maintenance man came over and looked at my stove for me and came in such a timely matter after I put my maintenance order in. He was very kind and considerate making sure I was safe. The management team here are so wonderful and caring too. They always listen and are caring to my needs. I am so happy to be a part of this community as so is my son. Don’t let the nice pictures fool you. While they updated the kitchen that’s about all they updated, and good luck getting any help on fixing anything. The new leasing office staff is HORRIBLE. They are rude and almost never there. They never answer the phone, and almost always have to contact corporate to get ahold of them. Also the price listed is not your rent add about 2-3 hundred on top whatever there listing as because you’ll be paying that much in fees.

The Oaks is a great Apartment community to live in. I have been in this community for over a decade now. The staff is very nice and always accommodating!
