Not hygienic!!

Went downhill pretty soon. The 2 stars are for the decent sized apartments in comparison to the rent in the area. The maintenance staff is good and helpful. But the construction is poor, you can hear your neighbors walking too. The gardens are basically swamps, the drainage is really poor and so after every rain the water is there for weeks. Also, most residents do not pick up after their dogs so it is dog poop with water everywhere. If you have kids avoid this place because you do not want your... kids to play in such grounds. If you have pets avoid, because your pet will pick up disease from dog poop everywhere.

Horrible place to live

My husband and i just moved out of this complex. We had a roach infestation in our apartment as well as the sewer back up into our apartment. It managed to get over all of our things. We were displaced for a whole week. The turnover of ladies in the office goes to show how poorly run this complex is. The ladies that are in there now, don’t care about the tenants or anything for that matter. We are a military family. We moved out on our 13 month mark. I had cleaned that place from the top to the... bottom. I had to call to ask what the move out procedures were. We were never contacted and told what we needed to do. On our day of move out, we called to let them know we were done getting our things out. They sent a girl out to do a “walk through”. She pulled up our carpet and there were a few stains in the underside. I’m assuming from my 5 year old spilling something. So the girl told us everythin was great except for the carpet and that we should hear from management soon. We got a BILL through email stating we had two dirty toilets which is a crock. I specifically cleaned them before we walked out. Mind you the bathrooms have no ventilation and mold grown in them every two days. Anyway they were charging us over 1300 to replace the carpet! No way on earth am i giving them any of our money. They tried to tell me that they were pet stains. My dog does not use the restroom in the house. Further more, they were surpossed to contact us when the carpet people came out to let us be there as stated in the lease. That never happened. They could not prove to us that they were pet stains. The pad has no stains on it either. They also charged us $20 a month extra for 10 months for a pet fee that clearly states in our lease we are to pay $20 a month, not $40. The do not follow protocol of the lease, thus we have taken legal action. The lease also states that the carpet should be cleaned first, and if not satisfactory, then it needed to be replaced, which they did not do. I would never recommend this place to anyone. I tried to explain something i saw to one of the girls and all she could say to me was “ugh”. If someone puts in a complaint, they do NOTHING about it. there’s a reason for the high turnover rate of residents and employees. This place SUCKS! Btw the insulation is terrible, the quality is terrible, and all in all they just don’t care! They are there to collect a paycheck and that’s it.

zero star property

If I can give a "zero" star, I would. Property is new but the management team is incompetent.
Average rent is $1000 and yet parking is terrible at weekends.
So many rules like it is a hostel, can not have more than 2 guest per apartment at the pool, which is ridiculous for a $1000 monthly rent. Management team are a control freak.
Majority of tenants do not renew their contracts because the management team sucks. I will not renew my contract and I am the last on my floor not to extend my...
contract.
If the property wasn't a new building, it will be the worst apartment complex to live in in Cordova.
They are dishonest, incompetent, slimy, no moral ethics, basically ineffective at their jobs.
The list of incompetency goes on.
Waste of money and time living here.
I will not recommend this property complex to anyone.
