I wanted to love it...
Very disappointing experience. I was excited to move in, but I would not recommend this community to anyone who expects reliable building systems and responsive management.
In my experience, most services are handled by third-party vendors, and when problems arise the leasing office often has no clear answers. Residents get bounced between management and vendors with little follow-through.
Issues I experienced or witnessed:
Heavy reliance on third parties + poor coordination.
Three required... apps (maintenance, packages, parking); all have been frustrating to use.
Plumbing/fixture issue led to a water bill near $500; it took weeks to resolve because management and the utility vendor kept sending me to each other.
Multiple car break-ins in the garage; the response was "increase patrols," not install cameras.
Garage water pipes have burst repeatedly.
During the ice storm, power was out for nearly a week; the onsite generator ran out of fuel and did not power individual units.
When power is out, I could not lock my door from the outside, so when I left to find heat, my unit had to be left unlocked.
After power returned, residents were told to keep heat low (e.g., not above 62 degrees) and avoid hot water/large appliances, meaning no showers/dishes/laundry at the time. The building is not fully occupied, yet these limits were still necessary.
My January electric bill was about 3x normal; management blamed heat loss from large windows.
Dog park drainage is poor and can smell strongly of urine in warmer weather.
Parking issue: when someone used my assigned spot, I reported it, but I was threatened with a $30 fee for not submitting it through the parking app.
Amenities are unreliable (the lobby coffee machine has been replaced multiple times since June).
The storm itself wasn't anyone's fault; my concern is how this "new" building and the management process held up during an emergency. For additional context, nearby complexes appeared to regain power sooner. I don't feel confident in the infrastructure here.
Bright spots: maintenance is kind, custodial is excellent, and the front desk staff (especially Sam) have been professional.
