This property constantly finds new ways to charge residents hidden fees that aren’t clearly explained upfront. What’s advertised and what you actually end up paying are two very different things. Communication from management is inconsistent, and it’s difficult to get straightforward answers when billing issues arise.
The building itself looks nice, but the way it’s managed leaves a lot to be desired. Between unexplained charges, lack of transparency, and slow responses to resident concerns,... living here has been a disappointing experience. Be prepared for hidden costs and poor communication, this place is all about nickel-and-diming residents.

Both our team and Conservice... have been unable to determine why you’re not receiving certain emails, which is why I also provided you with a direct link to view your statements online. You’re always welcome to reach out if you’d like a copy of your ledger. I want to be transparent — based on what you’ve shared and your past reviews of other service providers, it appears your expectations may exceed what is typically achievable within standard industry practices. This may be less about service quality and more about differing expectations. Regarding communication, our team strives to provide accurate information as quickly as possible. Typically, the same day or by the following business day at the latest. I also want to kindly remind you that respectful communication is important. On multiple occasions, interactions in our office have become elevated, making it difficult for our staff to assist effectively. We take pride in maintaining professionalism and a positive environment for both residents and employees. My team and I have communicated respectfully and professionally at all times, and I’ve included my supervisor in past correspondence to ensure transparency. We understand you’re unhappy with certain outcomes, but that does not justify bullying our team. Our goal remains to assist you within the guidelines clearly outlined in your lease and on the community website.

I am sharing my experience as a current resident to help others make an informed decision. My concerns are primarily related to transparency in billing, communication, and health-related building maintenance practices.
Shortly after moving in, unexpected fees appeared on my October bill without prior notice. When I sought clarification, I received several different explanations over multiple weeks, some of which were later confirmed to be inaccurate. Billing statements were also not being sent... to me by email or mail, so I had no way of reviewing charges unless I specifically asked. Clear, proactive communication on billing is essential, and this has been an ongoing issue.
There are also air quality and health considerations worth noting. Air filters are only changed twice a year, despite ongoing construction in the building, which increases dust exposure. A resident reported that their removed filter was heavily coated in dust. Additionally, strong fragrances are sprayed in the hallways, yet residents are not informed about the products or ingredients used, important information for individuals with health sensitivities or allergies.
I hope sharing this helps future residents understand some of the challenges I have encountered. I believe there are communities in Nashville that offer clearer communication, better transparency, and more attentive resident support.

Thank you for your feedback, Lucia. We understand your concerns regarding the electricity fee. As noted in your Welcome Home Letter, Community Fee Sheet (available on our community website), Lease Agreement, and the Utility Addendum, this fee is... clearly outlined during the leasing process. Because the lease agreement is a legally binding document, we always recommend reviewing it carefully prior to signing.
Regarding your comments about air filters, please note that all filters are replaced prior to each move-in, and our community recently completed its quarterly preventative maintenance service, which included replacing your air filter. Depending on lifestyle factors, such as frequent candle use or having pets, filters can accumulate dust more quickly. If you would like your filter replaced between quarterly maintenance cycles, you may easily submit a service request through your Loft app, by visiting, or by calling the office. Additionally, we replace all common area and corridor filters quarterly to ensure air quality throughout the building.
In reference to the building scent, this is the first time we’ve received feedback of this nature from you or other residents. The fragrance used has remained consistent since our opening in March, and our records indicate that you moved in July. If you have any health or safety concerns, we would be happy to provide documentation from Auto Sans confirming that the oils used are safe.
Lastly, we kindly ask that all interactions with our team remain respectful. We strive to create a positive environment for both residents and staff. Our goal is to ensure that all communication remains professional and considerate so we can continue providing excellent service to everyone in our community.

I’ve loved my entire experience moving to the Wayward from Chicago area. I had 35 questions and the staff was incredible responsive, helpful, and encouraging for the entire process. I had such a warm welcome to the building, and am truly impressed by the quality of living. The building is well-maintained, happy, and calm. I truly feel I picked the best building in Nashville! I’ve enjoyed working by the pool, grabbing coffee from the lobby, and getting to know the residents. 10/10!
