Trails at Short Pump Apartments

I moved into Trails in 2019 and I loved it. Service was great, living was easy. Then it started going down and was no longer pleasant, so I never dealt with management, because it was a waste of time.
Then last week I had a flood in my apartment and it was DISASTOROUS!!
I didn't have much faith that it would be handled to my satisfaction, Boy was I wrong. The newest management was supberb. My apartment was back in shape in a matter of days. They moved all my furniture and even put it back… almost exactly as it was. They were compassionate ond the customer service was OUTSTANDING. That goes for the office staff as well as the maintenance staff. I can see Trails coming back to the way it was, and I am more than happy to once again call this HOME.

On the surface, it seems fine. You have to live here long enough to realize the quality of the unit is tape slapped on tape. Neighbors are very inconsiderate and untidy. Management is unhelpful and couldn’t care less about anything other than the rent. I would advise to live elsewhere. It was a very happy day when we moved out of this complex.

This is a good place for a first apartment or if you are on a tight budget and want to live in short pump. The area is nice. The apartments are average. Appliances in my apt were outdated though and everything looks patched up. It is like those videos you see where landlords just paint over dead bugs as a way of fixing things rather than doing a thorough job. The pool is closed 50% of the time and the leasing agents constantly blame the tenants for any issues there and take away pool rights like… we are children getting punished. The leasing agents are disorganized, rude, and honestly don’t seem to know what they are doing at times. They blame any issue on the “new management changeover.” No accountability. Within the first two weeks we’ve suffered a lack of AC (in the middle of July), wasps building a nest on the patio, and a roach infestation. The rapid onset of these problems leads me to believe they were ongoing concerns that management has chosen to ignore. Property management does nothing to remedy these issues, just quick remedies to get you to shut up. There is absolutely no communication from the property owners on when these repairs will take place and even when they’re done, the AC… breaks the next day if it even got fixed at all, the roaches come back, the “pest guy was here but he must have missed you” etc. Short Pump is a great area but this complex is a disaster, do yourself a favor and choose somewhere else.
