** Maximum occupancy is 8. If there are more than 8 people at any time, a valid & verified noise complaint or more than 3 vehicles at any time, you agree to forfeit the reservation (no refund) along with immediate eviction.

We follow and abide by all rules by the city of Gilbert, state of Arizona and Booking Channel and do NOT allow any Large Gatherings or Parties to maintain the integrity of the neighborhood and respect the families around us.

** The city is very strict on this and if you have any other unauthorized persons, over max occupancy or more than 2 cars, you are subject to forfeit your entire reservation.

** Cars may only be parked in the actual driveway.

** The garage is now a game room.

** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here and the exchange of a tank is about $14. Firewood for the firepit falls under the same guidelines.

** USE OF POOL: The property is not staffed. The guest is responsible for their own safety. Owners and management are not responsible for any accidents or injuries.

** Please do NOT remove the vacuum from the pool as it will damage the pool pump, and if replacement is needed, it will fall on guest.
